Such accounts can be stand-alone grounds for denial. • Credit history (how you pay) findings is our #1 cause for application denials. Applicants must have satisfactory tenancies with all past landlords. Applicants must have given their present landlord appropriate intentions to vacate. • If eviction paperwork has been FILED against you by a Landlord, your application will be denied. • Past landlord reports of non-payment of rent, late payments, noise and disturbance complaints, illegal activities, or damaging property are stand-alone grounds for denial. • Each LESSEE applicant must verify gross monthly income equal to or greater than three (3) times the monthly rental rate. • Bonuses, child support, and overtime are not used to figure income. • EXCEPTION: The combined gross income of married couples will be considered to meet the income requirement.
