About This Home
Privately managed by owner - no rental management company! I've proudly owned and operated this condo since 2006. This beautiful unit is a modern and convenient one-bedroom, one-bath condo in the Highlands. If you love living downtown and being surrounded by many beautiful attractions and restaurants but don't like the noise of the city, this garden-facing condo is perfect for you! This unit does not face the street, so strangers walking by can't peer into your windows, and you can feel safe. On the contrary, your big windows face a garden. The unit is near the mailbox and elevator for even more security. When you are in the mood to walk around, you will be within walking distance to nightlife venues and restaurants like Avanti, Little Man Ice Cream; Mile High Stadium; Coors Field; Elitch Amusement Park; multiple breweries; coffee shops; parks; a rec creation center; a grocery store; Tennyson Street art galleries, and much more. This unit has beautiful upgraded granite countertops in the kitchen and bathroom. You may feel secure and enjoy the peacefulness of this unit that does not face the street, but rather a nice garden. There is an Amazon Locker in the secured garage to give you peace of mind when buying things online. This is a studio layout with lots of good storage space. I, the owner, pay the HOA (trash, water, etc.). You, the renter, pay for electricity (averaging only $70/month according to recent tenants) and Internet/TV. There is no gas bill. Since this is not managed by a rental management company, there are no extra fees like a move-in fee or a parking space fee. The parking space is included! You will have one space in the secure parking garage. Unfortunately, no other parking spaces in the garage are available, even for rent. NO SMOKING! Must have renters insurance and provide proof of coverage. Noise and Nuisances. All persons subject to these rules and regulations shall respect the peace of their neighbors. In no event shall any such person play musical instruments, shout, operate audio/video equipment or initiate sounds, which may be heard outside that person's unit between the hours of 9:00 p.m. and 9:00 a.m. It is also required that contracted labor on units not begin before 8:00 a.m. and is to cease by 9 p.m. Voices should generally be kept down while in the stairwells, and/or common areas, as loud voices disturbs residents in adjacent units. Please close doors in the common areas, to the building, and to the units completely and as noiselessly as possible. Main garage entrance and all exit doors shall be firmly closed to assure safety to all residents. Please give special attention to this matter. The Association has provided garbage containers located in the designated area of the buildings. All garbage, refuse, and/or waste shall be placed in sealed plastic bags and disposed of in the garbage container(s) provided.
