All occupants 18 or older must submit an application/screening report or qualifying Colorado portable tenant screening report, meet applicable rental criteria, and sign the lease if approved. Applicants must meet screening criteria, including income verification, credit/background screening where applicable, rental history verification, and reference checks. Household income must equal at least 2x the monthly rent. Minimum credit score requirement is 640+ for each adult applicant, except where Colorado law limits the use of credit information. All move-in funds, signed lease documents, proof of renter’s insurance, and any required utility setup must be completed before keys are provided. Rent payment instructions will be provided in writing before move-in. Cash is not accepted. Please message before submitting a paid application. To avoid unnecessary screening fees, rental criteria and basic pre-screening questions will be provided first. A completed application/screening report may be required before scheduling a private showing or before moving forward after a showing.

Springs Ranch is a beautiful neighborhood located about 10 miles east of Downtown Colorado Springs. The neighborhood is also four miles north of Peterson Air Force Base so it’s a great choice for military employees and families who want to live near base. Springs Ranch features a variety of moderately priced to upscale apartments, single-family houses, and townhomes for rent. Similar to many areas in Colorado Springs, Springs Ranch has incredible views of the Rocky Mountains and several lush parks.
