New paint and new flooring. Here is the virtual tour. THE PROCEDURE WORKS.... IN....THIS....ORDER: Step 1. ALL ADULTS read through this ad and make sure that you all are in full understanding of our terms. Step 2. ALL ADULTS go walk around the house. We save ourselves a lot of wasted time, by people going to peek in the windows by themselves, before we go through the trouble of meeting them over there for an inside tour. Once you get there, text a picture of the house to us to prove that you completed this step. Step 3. (YOU DO NOT MOVE ON TO STEP 3 UNTIL STEPS 1 AND 2 ARE COMPLETE) We make an appointment to show ALL ADULTS the inside. If ALL ADULTS do not show up to the appointment then we will immediately cancel the meeting for wasting our time, and then we move on to the next applicant in line. YOU MUST BRING COPIES OF THE LAST THREE PAY STUBS OF ALL ADULTS TO THIS APPOINTMENT. This is so that we can verify that you make enough money to afford this home. We only need to view the pay stubs, not keep them. Step 4. You all go home and collectively discuss if you want to move forward, then message us back the next day if so. Step 5. We send a link to you for tenant screening through You will pay $40 per adult to do a background check through this link. We reject anyone who has ever been evicted or has had a bankruptcy. If your application is accepted we will deduct your screening fees from the first month's rent. Step 6. We then make a NEW appointment to sign the lease, receive your money, and receive all documentation. FAQs: Q - There are a lot of scams online. How do I know that you are not one of them? A - A scammer will not have a key to get into the house. Banks and Zelle all verify who someone is before they allow someone to deposit money. Q - What is the policy on utilities? A - The tenant handles their own utilities. The house is all electric so you have the savings of not having a gas bill. The providers are Snapping shoals, Rockdale water, Comcast, and ATandT. Q - Which schools apply? A - Hightower Trail, Conyers Middle, and Rockdale High. Q - I'm contacting you on behalf of my sister, daughter, cousin, etc. A - We only communicate directly with the one(s) who will be on the lease. If they are not adult enough to handle their own business then they are not adult enough to rent a house. Q - What are my payment options each month? A - Only Zelle. Q - Do you accept Section 8 or vouchers? A - Unfortunately not. Q - Right now it's November, and I want to move in in December. Can you hold the property for me for free until December arrives? A - In order to make this property yours, you would have to immediately start paying pro-rated November rent. Q - What happens if me and my boyfriend break up? A - Both of you are contractually bound until the 12 months of the lease is up. After the 12 months is up we can do a new lease with just yourself on it. Q - Do you have any other properties for rent? A - Unfortunately not. Q - What do I have to provide at time of lease signing? A - -Driver's License..............................for ALL adults. -Last pay stub...................................for ALL adults. -Last bank statement...................for ALL adults. -The money: $1799 rent (pro-rated). $1798 Deposit. Q - Is it okay that I do not have a bank account? A - It is not. If you don't have a bank account then that tells us that you will not have enough savings to live here, should you lose your job. Q - I have most of the items that you require, is that good enough? A - If you show up to sign the lease without ALL of the required items, for ALL ADULTS, we will immediately cancel the meeting for you wasting our time, then we will call the next applicant in line. Q - What is your policy on painting? A - We don't allow it. This has brand new paint. Every time a tenant does painting it ends up being a sloppy job, then we have to pay a lot of money to a painter to fix it when you move out. Q - What is your policy on smokers? A - You would add $25 to your monthly rent if ANY OF YOU smokes TOBACCO. Even though you are only allowed to smoke outdoors, smokers still trail a bad odor inside that we have to pay to mitigate once you vacate. Also, 5% of all housefires and forest fires are caused by smokers, so you naturally pay more because you are a higher risk tenant. This upcharge does not apply to vapers. Q - What are your pet policies? A - You would add $25 to your monthly rent if you have ANY PETS besides fish. After you vacate our property, we have to pay to mitigate the footprint that your pet leaves behind. Non-pet owners who move in after you will not like the odor left behind by past pets, and many people are allergic. We will not be able to rent to you AT ALL if you have snakes, spiders, scorpions, exotic animals, or dogs that look ANYTHING like these breeds. So if you bring a dog to the house that looks like it is half pit bull, then you would be asked to move out. Q - I'm thinking that I will just lie to you about smoking, pets, or which people will actually be living in the house. Do you think that I can get away with it? A - If you are caught doing so then you would be asked to move out. Q - I'm thinking I will enter inaccurate information on the application. Do you think that I can get away with it? A - We verify everything several ways so I don't think you want to waste your application money. The trick of giving us the contact info for your friend instead your REAL past landlords will not work on us. Q - Why are your terms so strict? A - After years of doing this, we have developed the perfect system to have people do all of their window shopping and family discussions BEFORE taking up our time. It also weeds out "tire kickers" and sorry tenants. Q - What do I need to know about viewing the outside of the property? A - There are temporary security cameras set up since this is a vacant house.
