Lease Terms - Lease Length: A minimum 1-year lease term is required. - Rent: $2100 - Security Deposit: A security deposit equal to one month's rent is required. This deposit will be held in accordance with Texas Property Code and will be returned within 30 days of lease termination and tenant vacating the property, less any lawful deductions for damages beyond normal wear and tear, unpaid rent, or other charges as outlined in the lease. - Pet Policy: A non-refundable pet fee of $100 per pet is required. All pets must be up-to-date on vaccinations. Tenants are responsible for any pet-related damage. Assistance animals for individuals with disabilities are not considered pets and are exempt from pet fees and restrictions, in accordance with Fair Housing laws. - Utilities: All utilities are the responsibility of the renter, including water, sewer, trash, gas, and electricity. - Renter's Insurance: Tenants must maintain renter's insurance throughout the lease term. Proof of insurance will be required prior to move-in. - HOA Rules: Tenants will comply with all Homeowners Association (HOA) rules and regulations. A copy of the HOA rules will be provided to the tenant upon lease signing. - Smoking Policy: This is a strictly non-smoking property. Smoking, including vaping and e-cigarettes, is prohibited inside the home of the property. - Maintenance Responsibilities: Tenant Responsibilities: Tenants are responsible for minor maintenance and upkeep, including but not limited to changing light bulbs, replacing air filters regularly, maintaining yard cleanliness, and addressing minor clogs. Screening Criteria- To ensure a fair and consistent application process and in compliance with all Federal, Texas, and San Antonio Fair Housing laws, we evaluate the following: - No Section 8 or Housing Vouchers. - Criminal History: A background check will be reviewed. Applicants with a history of drug-related or violent crimes will be rejected. This criterion is applied consistently to all applicants. - Previous Rental History: We will verify your past rental references, including payment history, property maintenance, and adherence to lease terms. Applicants with previous evictions will be rejected. - Current Income: Your gross monthly income should be at least three times the monthly rent. Proof of income (e.g., most recent pay stubs, employment verification, tax returns for self-employed individuals) will be required. - Credit History: We will review your credit report for a responsible financial history. A minimum 650 credit score is preferred. Applications with lower credit scores may be considered on a case-by-case basis if other screening criteria are exceptionally strong (e.g., higher income, excellent rental history).
