Located about five miles northeast of Downtown Tallahassee, Killearn includes Lake Killarney and is made up of several subdivisions, including Killearn Estates and Killearn Acres. Residents enjoy fast access to downtown while being surrounded by beautiful parks, miles of horseback riding and hiking trails, and several lakes. As the first planned community in Tallahassee Killearn was formed in 1964, when it was purchased by developers. Before that, the area was a large dairy farm. The Alfred B. Maclay Gardens State Park borders the neighborhood, offering manicured gardens, hiking and biking trails, a reflection pool, and Lake Hall for fishing, swimming, and kayaking.

Property Ratings at 2305 at Killearn
I am not the kind of person to spend my time writing negative reviews but I cannot express the psychological and financial turmoil this property has put us through over the past year, and I hope to spare others from experiencing the same. Our air conditioning broke a year ago, it has yet to be fixed despite having eleven work orders put in and ten of them “completed”. We have been in constant contact with them and been lied to repeatedly about parts being ordered, when things will be fixed, the alleged reasons the work hasn’t been completed, and several times were told it was fixed when it wasn’t, so we tried to run it on good faith and have probably made the leak increasingly worse. The parent company of this property, West Shore, is often (probably fairly) given most of the blame, but the management office and maintenance team are still responsible for lying to our faces all this time. We have been through three management teams since the AC broke and every time it seems like one of them is making headway on the problem, a new team arrives and for some reason has to start from total scratch. Even once one stays for a while they appear to have short term memory loss as you have to re-explain the problem you’ve been telling them about every week for months. We have had flooding from upstairs units never addressed, holes in the window that leaks when it rains never addressed. Now we have literal mushrooms growing out of our walls and who knows how many spores we’ve breathed in before those arrived. So many apartments here sit empty and decrepit that you’d think they’d make an effort to retain the residents that pay rent on time every month, but as far as I can tell they’re happy to let all the units empty and rot into the ground so they don’t have to do any work. The office hours as stated are never adhered to, always come in late and leave early if they come in at all, and both of us have missed work multiple times to try to get in contact with these people. On top of all this we were asked to apply to re-up our lease early last year, offered $200 off rent to do so, and then were not given a lease to sign until we demanded a copy of it to determine our rights several months later. Do not rent here if you value your sanity or don’t love being surrounded by a level of incompetence and disregard that is frankly impressive.
If I could give no star I would. They’re going to say they’ll reach out to you. But they don’t, these “responses” are copy and paste just to save face. I’ve had NOTHING but issues since moving into my apartment. It’s only been a year. No bedroom door for the first 3 months, LEAKS every few months, FLOODING, NO AC. The fan blade flew off my ceiling and hit my daughter while she was asleep. I’ve reached out to “corporate” multiple times. They do not value their residents OR their employees. These people working for them hear residents complain EVERYDAY but they can’t do anything about it!!! The area is GREAT, but it’s not worth the stress. Westshore is trash. If you haven’t signed your lease yet, I advise you to look elsewhere.
From just the tour, everything looked great! The day my husband and I were supposed to move in (Friday 8/23/24), we got a call from the apartment saying that the move-in date had to be pushed back to the following day (Saturday 8/24/24) because they were replacing the carpets, moving furnitures, and "cleaning up". But after everything was done, the manager, Ryan, said that if they had missed anything to make a list for them to be completed monday... by the time we arrived to pickup the keys and start moving in, we found out that there were tons of roaches, waterbugs, and wasps outside, it was already too late to talk to the office by then because the office was closed!! My husband immediately sent an email to the managers. We had to spend the night at a hotel with my in-laws because the roaches and waterbugs were crawling everywhere. We had to grab some of our clean clothes and there were already roaches in our bags of clothes and boxes! There's wasp nests on the stairs and MY HUSBAND GOT STUNG TWICE WHILE MOVING OUR MATTRESS UP THE STAIRS! We made the list, and since the office was closed Sunday, my husband and I bought all kinds of sprays, traps, bug bombs, and roach tablets to try and get everything under control until Monday. We had to sleep at a hotel. Monday, we walked into the office and gave Ryan the list and was told that someone will deal with the bugs first thing Tuesday morning around 830am before working down the list. I had to take off work during all of this to help my husband clean, spray, and find a place to stay. Tuesday morning, we got up early and wanted to make sure that there was someone actually there to take care of the bugs. We both literally waited until 12pm and then decided to get some lunch until 1. After lunch, we called to check up on the arrival time of the guy that was going to take care of the bugs. We were told that the apartment was sprayed while we were gone?? Wednesday we were going to try and sleep in our apartment for the first time since we moved! Around 12am, we checked along the carpet around our matress and my husband decided to check the edges of the matress...THERE WERE BEDBUGS ALL OVER! We decided to sleep at a friend's house that night. Thursday, my husband had to deal with the office, who finally hired a professional pest extermination service. The inspector came, and saw everything, But the office scheduled an appintment for NEXT TUESDAY because they didn't want to pay an additional fee for a sooner date!
Lived here, three years, and had to call maintenance for the same repetitive issues time and time again. Rent always went up, but the same problems persisted.
Chris and Anthony are the best, very professional and caring young men. The community is awesome as well, quite and serene. I love the accessibility to almost anything I may need. I can't stop talking about my new place, I just love it here.
The dumpster is always overflowing and smells from a mile away. Maintenance requests hardly ever get completed. They will mark it in the system as complete, but it’s never done. I’m not sure if a maintenance guy/team exists, to be honest. The office staff is almost non-existent. Good luck getting a call answered or the office being open during the hours they said they’re going to fix them. I have no idea who the manager will be next month, they change so often. Black mold is still a thing as of the summer 2022. I thank God I moved out. If I have to pay expensive rent, it should at least be in decent living condition. Great location, horrible living area. Things are hardly consistent between staff and requests. This is only a small portion of what’s wrong.
This place USED to be nice, like in the pictures. Now, We have black mold in the HVAC air conditioning unit. Mom wound up in the hospital. Carpet always wet. Leaks from upstairs. A gallon of water leaks into a bucket a day, we must empty constantly. Our maintenance request was listed as "resolved", a LIE. There is a fruit fly/ gnat infestation in our kitchen, coming through the pipes. Management is never present in the office. Constant turnover of maintenance personnel means nothing gets fixed. Dumpster is constantly overflowing. Garbage all over the parking lot, evicted tenants' entire belongings, rained on, out rotting on the sidewalk. This complex was recently purchased, outside received siding and paint, a lipstick job. Obviously the new owners have turned it into a slum. STAY AWAY!
I had a great time while touring with Ms. Shennia! She reassured me that this will be the best place I could choose to live at in Tallahassee. She was very nice and eager to discuss the property with me and answered all of my concerns. I will be signing because of Shennia!!!!!
Located pretty close to the interstate but you cannot hear it from the apartments. Close to everything in Killearn and the neighbors don't make much noise either. Pool is clean and the maintenance staff fixes things pretty quick.
This community is infested with black mold and roof leaks. People are getting sick, and the management plays games. The building's are filled with old air conditioning. One woman was hospitalized, and there are apartments uninhabitable. BE VERY CAREFUL! They have major maintenance issues, air conditioning leaks, roof leaks and black mold. Kids and families are getting sick!
I’ve been by twice after speaking with them on the phone and confirming appointments to view apartments. I still haven’t seen an apartment yet because every time I go the girl at the front desk claims I’m not in the calendar and advises me the person I spoke on the phone with doesn’t work with them anymore. I then asked her when an apartment will be available because the keep having me come out there with my baby for no reason. She tells me she doesn’t know but then tells me to come back on Wednesday and says she will not show apartments after 4pm even though they are open until 6pm.
This is a nice apartment complex if you like the quiet. It is away from the hustle of Tallahassee but not too far away. Fun is always easily accessible. The Maintenance group is out of this world and better than I have had at any other complex.
Overall it's not a bad place to live. I have been here over a year..however; the fitness center desperately need attention. In order to use the treadmill, you have to rig it hope that it will work. There are error readings suchas: cleaning, calibration, etc. It may even suddenly stop while in the middle of fast pace walk. Management said they are going to replace the treadmill, but that was a month ago. The universal has also been broken for a month. The cables on the bench press side are extremely worn and need replacing. If the fitness center is used to add as one of the amenities here , then the equipment should be kept in working order.
Great location! Great schools in the area! Great staff!
