Pets must weigh less than 20lbs. 6. **Rental Deposits**: A total of three months' rent ($6,450) is required at the time of lease signing. This includes one month's rent deposit, plus the first and last month's rent. 7. **Credit Score Requirement**: Applicants must have a credit score of over 600. 8. **Responsibility for Utilities and Insurance**: While the owner covers HOA fees and home insurance, the renter is responsible for purchasing rental insurance and paying for utilities such as water, sewer, electricity, trash services, and internet. 9. **Termite Insurance and Pest Control**: The owner will pay for termite insurance, but the renter is responsible for pest control. 10. **Yard Maintenance and HOA Compliance**: The owner handles weed control.
