I have really enjoyed ling here this last year. I had gone through some significant life events and needed a place where I could rest and rejuvenate. This community has been perfect for that. every one Ive met on the property has been friendly and will to share their stories. This is and the fact the new property manager has done a great job with communication is why I am renewing my lease.

22 Spruce is a great building, super quiet, everyone’s very nice. The new property manager Mikayla is on top of everything. Needed my washer fixed, maintenance was in ASAP. With a great location to all of downtown and a sweet roof top I don’t plan on leaving anytime soon!

I was one of the first people to move in here after they opened in June of 2018. The first couple of months were quiet, and uneventful, in contrast to the rest of my lease agreement. Griffiths Blessings has constantly revealed themselves as incompetent property managers and disinterested in the quality of their tenant's living experience. To list a few of the major, unresolved concerns that have occurred in the first six months of my experience at 22 Spruce... 1. On two occasions, homeless men were found sleeping in the lobby overnight. There is purportedly a security guard that each resident is charged for each month, but that we have yet to see and doesn't seem able to keep non-tenants out of the lobby. The second homeless man to enter found his way into the front office, into the master key-fob box, and onto the main computer. Griffiths Blessing didn't respond to calls until 4pm; the man had been first seen at 10am. They have also failed to return calls about the incident as of this date. 2. The secured garage has been out of operation due to a malfunction of the entry gate for three months. This was a big selling point on living here as the only other option is to park on the street, or buy a $125 a month spot in the small fenced outdoor lot. Within my time here, three of my neighbors have had their cars broken into (one of which was a uhaul) and personal affects stolen. Again, where is this security guard we are being charged for? 3. Maintenance is crushingly slow to respond to work-orders. The maintenance man, Mike, has been consistently late, rude, and has entered the apartment without knocking and found my girlfriend in the shower. Overall a very unprofessional management strategy. These are a few of the issues I've encountered with virtually no response by Griffiths Blessing. I am fully aware of the challenges of managing 48 units in a traditionally rough part of town, but am simply fed up with GB's reluctance to back up the safety and quality of the tenant experience, while charging rent amounts equivalent to Denver apartments. I am a young professional, and would be absolutely appalled if I had encountered these issues while trying to raise a family. Sign a lease at your own risk.
