Applicants can't have declared bankruptcy or have had collections, judgements, NSFs, or unsettled debt. 6. Applicants can't have had more than 2 late fees with past landlords or utility companies. 7. Applicants with derogatory legal records to include sex offenses, crimes against children, distribution of illegal substances, fraud, and/or theft will be denied. Landlord has sole discretion to reject applicant based upon information present in legal records. 8. Smokers of any kind (including e-cigs and vape) are not permitted. 9. Monthly autopay required through Zillow (no charge for EFT). 10. Cats and dogs are negotiable if older than 1 year and spayed/neutered- evidence required. Occupant may have no more than two pets and an additional $500 deposit required. Additional $45 per pet monthly pet rent added to rent. 11. Evidence of renter's insurance required.
