Perfect for large families or groups, this unique listing combines both the upper and lower units into one expansive, luxurious retreat. The home is a duplex and this listing is for both the upper and lower unit of the duplex being rented together as one unit. Each unit of the duplex has its own entrance, hot tub and deck. The lowest part of the backyard is shared between both units and has games like cornhole and bocce ball. Each level has two bedrooms and two bathrooms, so a total of four bedrooms and four bathrooms for the entire duplex. This home comes with a two-car garage and an abundance of free street parking. Mission Hills is a historic neighborhood in San Diego located on the hills overlooking Old Town and the San Diego Bay, just north of Downtown, west of Hillcrest and south of the San Diego River valley. It is one of San Diego’s oldest and most desirable neighborhoods. The area is primarily residential with some locally-owned shops and restaurants. It is one of the most architecturally impressive neighborhoods with many of the houses from the early 1900s, which have been carefully preserved and restored. Modern homes were built as infill along canyon rims in the 1950s and 1960s. Mission Hills is highly sought after with its stately homes, its centric location overlooking San Diego's picturesque bays and beaches, and quaint Craftsman bungalows and large mansions pristinely manicured on quiet streets. The business district is home to a variety of delectable restaurants, locally-owned shops, pubs and services. Check-in is 4:00PM or later unless other arrangements have been approved by the host. Access instructions will be sent through the booking platform the morning of your stay only after the guest agreement has been signed. Check-out is at 11:00AM unless previously discussed. Guests shall vacate the unit at the end of its rental period. If the housekeepers arrive on time at 11:00 AM and the unit is not vacated, guests will be charged $100 every fifteen minutes past 11:00 AM for their delay. Guests who overstay their reservation prevent us from offering reservations with same day transitions and creates operational challenges for our housekeeping staff and for guests arriving the same day. We are equally committed to making sure the house is ready for your arrival as well. You must be at least 25 years old to reserve our property. This home is located in a quiet neighborhood, and we participate in a community noise reduction program. Our NoiseAware system monitors noise levels and occupancy to help us maintain a respectful atmosphere. If excessive noise or occupancy is detected, our software will automatically reach out to remind you of our quiet hours and rules related to noise levels. This technology respects your privacy and only monitors noise levels, not personal conversations or information. Thank you for your cooperation in helping us be good neighbors! We have a zero-tolerance policy for noise complaints, parties or gatherings of any sort. Please respect our neighbors and keep noise to a minimum. Quiet hours are daily from 10:00PM-8:00AM. We ask that all guests let us know in advance if they plan on having any visitors during their stay. You may not have additional guests or visitors unless previously authorized by the host. Unauthorized additional guests or visitors will result in an unauthorized visitor fee of $250 per person. If using party decorations, please do not use tape that will damage the paint on the walls, confetti or glitter in the home or backyard. If any tape, decorations, glitter, or confetti are found on the property following your stay, you will be charged an additional cleaning fee. The hot tub is off limits during quiet hours (10:00PM-8:00AM). Unfortunately, we do not allow pets at the property. Guests who bring unauthorized pets onto the property will be responsible for a fine of $250 per pet, and any additional cleaning charges based on the cleanliness of the home at time of check-out. Evidence of smoking will result in a fine up to $2,000 for smoke remediation. No illegal activity or illicit substances are permitted on the premises: doing either will result in immediate eviction from the property, and may also result in law enforcement involvement.
