Office hours feel more like “hide-and-seek hours”—staff are often inside but nowhere to be found. Their events cater to anyone not working 9 to 5. At least the maintenance team deserves a gold star.

I highly recommend checking 21 Gramercy out! It’s a very quiet and pretty community, plus the management is stellar.

Stay away...their management fails on multiple levels. They turned us into debt collectors a year after my daughter's lease expired because they said we did not turn it just keys. 0once I got involved they suddenly found proof we turned in the keys. I spent 5+ hours getting it addressed, only to find out there was also a ~$20 fee associated the last water bill that was a year old because they never sent that to us...now once again despite wasting my time getting $160 false key fee resolved they are not interested talking about my time they wasted. If you sign a lease here do so at your own risk...they are inept from top to bottom.

My fiance and I moved in last year, and we've loved it here! Its a very quiet community and the neighbors are friendly. The maintenance guys are crazy fast at getting issues taken care of, and if its something that will take a bit longer to fix they're great at communicating that. The ladies in the office are all super friendly. We are always greeted with a smile and by name and they seem like they really want to have a genuine connection with the residents here. Like every apartment, there has been a hiccup or two but they are efficient in getting any problems resolved as quickly as possible and they usually send out updates instead of keeping residents in the dark. Overall the customer service here is out of this world, and I could not recommend this place enough!

I love everything about this place! Maintenance is handled quickly, the staff is friendly, and the units are beautiful. The complex is gated and close to plenty of restaurants and shopping, but is also in a quiet location.

A highlight of 21 Gramercy is its staff. The office staff are exceedingly helpful, friendly, and welcoming. I feel like I can come to them with any issue, and they will genuinely work on my behalf to find a satisfactory resolution. The maintenance staff are also very responsive to any problems that arise in the apt, typically responding within hours of my maintenance requests, even for minor things like a clogged sink, and always sufficiently addressing my concerns. They're very effective and professional overall. The apt complex itself is quite picturesque, with a trendy clubhouse that evokes boutique hotel vibes, and opens up to a large pool framed by palm trees (though it seems many of the palm trees died during the freeze earlier this year, and have not been replaced). The apt buildings also have a unique aesthetic, covered in an eclectic mix of earthy-toned stucco, stone, and siding that have an almost villa-like quality to them. The rest of the facilities (e.g., fitness and business centers, outdoor spaces) are pretty standard and on par with similar complexes in the area. I would note that when I moved in a few years ago, the complex was marketed as a place for young professionals in BCS, but it is primarily targeting college students now, which is something prospective renters may want to keep in mind, depending on the life stage they are in.

I have lived in several apartment complexes and have never had such a positive experience with the staff and maintenance . They go above and beyond! I always ask for Shade, she is so friendly and helpful!

The property manager and leasing agents are very active on social media and are a pleasure to speak to. They are also willing to speak to you! I lived at an apartment complex down the street and could never get the property manager to respond to my emails or phone calls. I only signed there because it was brand new (BIG MISTAKE). The management here is the best I have ever had! They constantly have events with the tenants. I have spoken to several tenants who have called 21 Gramercy home for several years and who feel the same. I wish I had started here first, moving sucks! I highly recommend living here.

My husband and I have lived here since 2014 and will be moving in May. We started off in a one bedroom that was our first apartment together and when we had our son we transferred to a 2 bedroom. It's bittersweet to be moving out since we have grown as a family here. The office staff is so kind when we go get packages or coffee and if we see them on property they always say hello. The maintenance team is great and they almost always have issues fixed the same day.

Been here 2 years or so, and enjoyed the first 1 year or so. I'd rather not make this post, but feel I don't have much choice considering the state of things. Complex Overall With 3 different management firms coming on board on 3 separate occasions over the last 3 years, things have changed quite a bit. Constant roof leaks and appliance issues (which sometimes take MONTHS to be resolved), with little enthusiasm from office staff regarding their resolution if the issue is anything but a quick fix. Dog poop is everywhere; cinderblock siding from a couple buildings fell off over a year ago (which could have caused bodily injury), and it has only just been addressed in the past couple of months; several people do not follow the dog-leash policy (I, and others, have been chased by medium-sized dogs within the complex...and the office does little to address the issue); dogs have been left on the patios to bark constantly (never seen this one before until here). The price they ask for rent in the beginning was balanced by the pretty landscaping, the 100% working gates (equals security), clean stairwells, and quiet neighbors. This is no longer the case. Office and Management I don't get the feeling anyone wants to do anything above the bare minimum to keep this place operating; lawn care is a problem (shrubs are dying or already dead and not removed) and the grass is often cut down to the dirt in many areas, the buildings need a new paint job (they now look faded and old), stairwell areas are filthy, and the ceilings of the outdoor common areas are often peeling and cracking (with debris coming down). There is tremendously poor communication from staff, and that is very frustrating; vague emails (e.g. you may or may not hear ahead of time when water is cut off to your building to address something...you just find that out for yourself after the event has already occurred), and it would save a lot of grief and phone calls if staff were more communicative. Overall, this could be a great place to live (it was for about a year); the area is nice and peaceful, with great walking trails nearby. The problem is the management of this property...or lack thereof.

Gramercy is a beautiful all-around community! Friendly staff that works diligently to ensure our property is at its best. Plus, they have an array of amenities that you utilise. Very quiet and clean. ?? I love it here. It feels like a natural home away from home.

The staff at Gramercy are chill and very helpful. Also everything is very well organized and managed. We really like our new home and highly recommend it. Don't know why some have rated it poorly but our experience has been great.

I have been living here for a few years and I love it! The complex and staff have been great since day one. Maintenance deserves 5 stars all the way, they go above and beyond to get any work order complete very quickly.

Absolutely LOVE living here! The staff is always SO friendly and the maintenance team ROCKS! I had two maintenance issues come up and Joseph fixed them right away for me. If I could give them 10 stars, I would!

Living at 21 gramercy has been a wonderful experience. From the friendly neighbors, to the quiet neighborhood, and to the wonderful maintenance! The maintenance has always responded to our needs in a timely manner! They have also always come the day after we put in a maintenance request (even if it is not top priority). They are always very respectful and nice as well and work very quickly and efficiently! Would not want to live anywhere else :)

I have requested 3 times of maintenance. All of my requests would be handled within two days. If it is urgent, they'd like to handle it faster. I think they are really efficient. I love this place :)

I love living here! It is peaceful and well kept, and the staff is always friendly and helpful. It's by far the best place I have lived in so far, and I will be sad when I move out.

The staff and maintenance guys are great. They help you in every way they can. The floorplans and amenities are amazing.

My fiancé and I absolutely love it here. The front office staff has always been very pleasant. I have rented in different cities around Texas over the last 6 years and the maintenance guys are some of the best. There is a true sense of community here and the resident events are so much fun!

After living in New York all my life I’ve become accustomed to living in apartments. My old flat in Brooklyn had close no amenities and was triple the price of this one. I absolutely love living here, the staff is very attentive and the amenities are second to none. The fact that it is gated is also a huge plus. :)

This is the best apartment complex I have lived in. We are glad to call this place home! The maintenance staff is quick to fix things. I had an AC that was not working on a Saturday, and they came out that day to get it up and running in less than 4 hours. The office staff is always friendly and welcoming whenever we go into the office for anything.

I moved here in January and the office staff has been very welcoming and helpful! Maintenance has been quick to fix any issues. I love the community events and giveaways.

Staff are extremely friendly and supportive. the property locates at a very nice and safe neiborhood. Swimming pool is beautiful!

We are current residents of the property. There are significant issues with leakages in the roofs and mold. Maintenance also only attends to issues which are "easily resolved".

I've really enjoyed living here! The maintenance staff comes and fixes items the day you request it and they are always friendly. The management has gotten a lot better since I initially moved in, they have a new property manager and assistant manager and they actually care and want to try and work with you instead of being about the bottom line!

Excellent apartment complex! The only issue is they need more than one trash compactor on the premises. Overall, really great place to live!
