Step 3: Ensure that all required documentation for your application has been submitted to complete your application. Step 4: Submit holding deposit. A holding deposit will not be accepted without a completed application or having viewed the property (steps 2 & 3). Step 5: We will begin verification of your application. You will be notified of acceptance or denial of your application at this step. RENTAL TERMS -12-month lease that converts to month-to-month. -Tenant pays for all utilities, unless otherwise stated. -Admin move-in fee of $100 -Deposit of $2100 -Rental insurance is required REQUIREMENTS FOR APPLICATION -Applications are required for each person over the age of 18 -Applications must be submitted online through our website at -A valid, government-issued ID is required for each applicant -Proof of income is required. All verifiable sources of income do count (such as all support agency vouchers) -Proof of good residential history (rental or home ownership), 5 years required CRITERIA FOR APPROVAL -Total net income for all applicants needs to be 2.5x the rent, based on net -Criminal history. We look at each crime on a case-by-case basis and will evaluate the type of crime, the age, and time since the offence. -Residential history. 5 years of history must be verifiable. Previous evictions, broken leases, notices to comply, or money owed to the previous landlord may result in denial. - Credit – If the credit score is under 650, an additional deposit may be required. If the credit score is under 600, a cosigner may be required. Poor payment history, collections, and bankruptcies may be reasons for denial. -Co-Signers may be allowed if there is insufficient residential history, poor or no credit, and/or insufficient income. Co-signer must have verifiable net income of 4x the rent, proof of home ownership, and a credit score of 670. The following additional factors may result in the denial of your application: -Incomplete, incorrect, misleading, and/or fraudulent information on your application -Assessment of the current residence inspection -Adverse treatment of Wilson Real Estate employees during the application process HOLDING DEPOSIT A holding deposit is required after you have viewed the unit. The holding deposit is 25% of the rent amount, and will secure the unit for you should your application be approved. These are accepted on a first-come, first-complete basis. Upon approval of your application, you have 1 week to sign your lease, or you will forfeit your holding deposit and the unit. If your application is approved, and you decide not to move forward with the property, you will forfeit your holding deposit. If your application is denied for any reason, your holding deposit will be returned to you, and we will move on to the next applicant with a holding deposit on file, or relist the unit as needed.
