Must be at least 22 years or older. For example, if you would like to stay September 1 - October 5. You would pay the first +28 days of September. This way, you have greater flexibility with your temporary housing and don't have to be locked into full month lease. *No long-term tenant rights apply. *No smoking, illegal drugs, gatherings/parties. We value our neighbors and ask our guests to maintain quiet hours from the hours of 9PM and 8AM. * Since it’s a retro duplex, the bathroom door opening is only 24” wide. Please be mindful of that when booking. -Property not conducive to children 12 years of age or younger. -No mail or package deliveries allowed. Please get a PO Box for mail or package and use Amazon locker sites for Amazon packages. -This rental address is not to be used to establish residency and can not be used in any type of account/business transaction. *A $1000 fully refundable deposit is required as long as interior/exterior condition is the same as when you first entered the property. We encourage all Guests to take photos prior to moving anything into the Peacock Pad. Exterior cameras with audio are in use. -Should additional damage/cleaning be needed, a separate invoice will be sent to Guests for payment. -No long-term tenant rights apply. -No smoking, illegal drugs, gatherings/parties. -Exterior cameras with audio are in use. *Government issued photo ID must match each individual and may be requested prior to and at any time during the rental period. *Guest who rents the property must be the Guest who stays at the property. No third party bookings. *Lease agreement must be signed by and adhered to by both parties. * If Guest/Tenant utilities used exceed pre-determined limits for rental period (outlined in lease agreement), the Owner will contact Guest/Tenant, provide a copy of the bill and request any overage amount. Guest/Tenant agrees to pay that fee(s) to the Host/Owner promptly. Due to the billing cycle, utility bill may be sent to Guest/tenant after departure. *No Parking of RV/boat/ work truck or washing/working on vehicles *Guests must immediately inform Host of dangerous items/malfunctions/ broken items **All local, state, and federal laws must be adhered to by the Guest(s).
