Our application criteria is as follows: -Income to support rent affordability: A quick estimate is that your gross monthly income (before taxes) should be 3x the rent amount, but your debt levels are also considered. If you have no debt, you can be approved at less than 3x income. If you have debt, you may need more than 3x. The exact calculation is your gross monthly income x 0.38 and then subtract any monthly debt payments (credit cards, car loans, etc). The remaining amount must equal or exceed the monthly rent payment. -No eviction filings within the past 36 months. -No outstanding rental debt. -No new collections within the past 18 months. -No late payments on credit obligations within the past 12 months. -Verifiable positive rental history. -Verifiable positive employment history. -No drug, weapon, theft, fraud, forgery, or violent criminal offenses. -No other criminal offenses within the last five years.
