Important Information Property Address: 18732 E Blackhawk Tr, Independence, Mo 64056 RENT: The rent for the premises is ___$950__per month, due on or before the 1st day of every month. A late fee of $50.00 on the fifth of the month and $5 per day will be added for each day rent is not paid after the 5th of the month Rent is payable by cash, check, or money order. SECURITY DEPOSIT: A security deposit of $1000.00 to be refunded upon vacating the premises and returning of keys. The security deposit may not be used for the last month\'s rent. UTILITIES: Resident agrees to pay all utilities and/or services based upon occupancy of the premises including trash. TRASH: Tenant will pay for trash. All trash needs to be in the trash container and placed on the curb. YARD: The landlord will mow the yard during the summer months. The resident will be responsible for snow and ice removal. PETS: Pets okay. $250 Pet Fee plus $25 a month per pet. No more than 2 pets. PARKING: 1 Driveway Space, No more than 2 vehicles OCCUPANCY STANDARD: Total of 4 persons AGE REQUIREMENT: Lease holder(s) must be 18 years or older. All occupants 18 years or older will be required to complete an application (even if living with a parent or guardian). APPLICATION FEE: A $40 non-refundable application fee is required per application. Items Needed: Copy of Drivers License, 2 current paycheck stubs, 2 months bank statements We screen our applicants carefully, and we completely verify all information provided to us on the rental application. We run a credit report and a background check on every applicant, we verify employment, and we check previous rental history. The screening and verification process is used for every applicant the same way - fairly and consistently. We also work to observe fair housing laws. By making an application for one of our rentals, you acknowledge that these verifications will be done and give us permission to do them. Please completely fill in the rental application. If you do not provide us with complete information, we will not be able to process the application. We will do our best to process your application quickly, normally within 3 business days.
