Rent is due on the 1st of each month. The minimum lease term is one (1) year; a two (2) year lease option is available with a rent special. First month's rent ($1700) plus security deposit ($1700) is due at signing. Tenant to provide a minimum of thirty (30) days written notice if electing not to renew the lease, and renewal requests made at least thirty (30) days prior to lease expiration. Tenant is assigned one designated parking space at no additional cost. Additional parking may be available within the complex and must respect all posted signs and community rules. Owner covers water and trash service. Tenant covers electricity and internet. Smoking of any kind, including cigarettes, cigars, vaping devices, and marijuana, is strictly prohibited inside the unit and on the balcony. Violations may result in a fee of up to $500. The use, possession, or distribution of illegal drugs or controlled substances on the premises is strictly prohibited and constitutes a material breach of the lease. A maximum of one (1) pet is permitted. All occupants to be listed on the lease, and any changes in occupancy require prior written approval. Tenant agrees to respect the quiet enjoyment of neighbors and refrain from disruptive behavior. Early termination of the lease will incur a fee of $1,700 unless otherwise agreed in writing. Tenant take cares of routine upkeep (e.g., light bulbs, smoke detector batteries).
