Moved in a month ago, the building seems to be in fine shape, the studio apartment I'm in is spacious, good layout, ton of storage, looks great. Smooth and easy application and move-in experience. Friendly management. Terrific location. I think it's one of the better values in town.

start with the positives: classy building, mint amenities + appliances, excellent location. negatives all stem from the front office: poor effort to foster a fun community. "parties" suck. no booze provided and sometimes too little food. management says hygiene is a #1 priority - however trash rules are constantly violated - e.g. bags left in the hallways and stairwells. oh FYI despite that - you'll be forced to pay for valet trash. doors that should be locked/ only accessible by residents prop open - building issues like these are never resolved in a timely manner. residents can expect to receive a few angry emails a month. for things like the "abuse" of guest parking passes, or the dog policy. maybe that's why we don't get booze. one word to describe management: unwelcoming. still a great place to live.

Don't get fooled by their friendliness at the leasing office. My apartment flooded for over two months and after fighting for that long I finally moved into different one. Two days before the hurricane Ian they offered me to move out of the building because they didn't want to deal with me anymore. Now they towed my car from designated compact vehicle parking spot. They told me they will work on it and now more than 24h later they are telling me I have to pick it up.

I have lived in the Tampa Bay Area for over 20 years. I’ve spent time in downtown Tampa, Clearwater, Pasco county, Lutz, Citrus Park, Palm Harbor and Dunedin. These apartments are the WORST I’ve ever lived in. I really would love to know what kind of paper they built these walls with. I can hear absolutely ‘everything’ my upstairs AND downstairs neighbors are doing. I can hear every door slam, every dog bark within 100 feet of my apartment. The front office staff know how to sweet talk you into signing a lease and then proceed to ignore you when you have issues. Within the year I’ve lived here, they have ‘inspected’ my apartment five times now. No privacy at all. I have to say the only redeeming quality of this place has been the maintenance staff. Please look elsewhere. I wouldn’t recommend this place to my worst enemy.

I found this place on apartments.com listing several available one and two bedroom units. there's a giant sign saying come on in outside the building. I went in to ask about availability and the woman just shook her head and said "no". I asked if she wanted to know when I was planning on moving in and she said "no, we are totally full" No offer to give a tour, provide information, put me on a wait list.... just no. I visited a dozen comparable properties in the last 4 days and no one was like this.
Terrible office staff who rarely bother to reply to pertinent issues once you sign your lease. I have lived in about five different apartment complexes and this is hands down the WORST in regards to neighbor noise. You can hear absolutely EVERYTHING that your upstairs neighbor is doing. You can hear every one of your neighbors' apartment doors close all throughout the night. The worst experience I have experienced in my 15 years of living in the Tampa Bay Area. Do yourself a favor and look elsewhere.
Absolutely ?? No. Staff will miss messages and the upstairs noise is horrible. THIS IS ONLY SOME OF THE ISSUES. For what you pay it is not worth it.
