Tenant will also be financially responsible for activities such as septic tank cleaning, yard maintenance, and spraying of trees. A full month’s rent ($4,000) and a security deposit of equal amount is needed to move in, and must be available before you can sign the lease ($8,000). All utilities must be transferred into your name starting when the lease begins, and this transfer needs to be set up before you can move in. Out of your security deposit an amount equal to %15 will be kept as non-refundable to pay a Lease Initiation fee. $50 of that fee will be due collectible before a lease is drafted as an administrative fee. This administration fee is not refundable if you don’t decide to sign the lease, but will be deducted from your move in amount due when you do sign the lease. All utilities must be transferred into your name starting when the lease begins, and this transfer needs to be set up before you can move in. There is a $45 application fee for each adult living at the residence, and all adults must be on the lease.
