You’ll be conveniently located just 1.6 miles from the Dental College of Georgia, about 2 miles from Augusta University, and a little over 8 miles to Gate 1 at Fort Gordon. Please note that this home can only be held for a confirmed move-in date of October 1 or within two weeks of application approval if the applications are approved. RENT & SECURITY DEPOSIT INFORMATION Monthly Rent is $1,295.00 for a 12-month lease. A 6-month lease may be offered for an additional monthly premium. Tenant pays all utilities regardless of rental term. The Security Deposit (SD) is typically $1,295.00 if an application is approved; however, the SD may increase to up to double ($2,590.00). If approved, the security deposit must be paid and the lease signed within 48 hours of approval to secure the home and take it off the market. We can hold the home for up to 2 weeks from the date the application is received. The security deposit, first month’s rent, and all fees are required to be paid in our office via bank-certified checks or money orders only. Pets may be accepted on a case-by-case basis with additional fees. All pets/animals must be included when submitting your application. Tenant is responsible for all utilities—electricity (GA Power), water/sewer (Augusta Utilities), and gas (any company servicing the area). Trash is included for one bin with the lid closed; tenant is responsible for any overages or additional fees. QUALIFICATION REQUIREMENTS Acceptance is based on a combination of credit score, rental history, and total monthly income. Credit Score: 610+ preferred. We verify that you have no unpaid rent and/or utility bills. Rental History: We verify good standing with current/previous landlords and no evictions in the last five years. A criminal background check will be completed. Income: Combined monthly income must be at least 3.5× the monthly rent (i.e., 3.5 × $1,290.00 = $4,532.50). Pets: ALL pets, including service animals, must be included on your original application. Tenants pay all utilities. APPLICATION PROCESS, FEES, AND APPROVAL Application Fee: $85.00 per person (non-refundable). Each individual 18 or older must submit a separate application with a unique email and phone number. Admin Fee: One-time admin fees totaling $120.00 are due with first month’s rent and fees (on or before move-in day). Apply Only at: (We do not accept applications from other sources such as Zillow.) To secure the rental, an application must be accepted, the security deposit paid, and the lease signed within 48 hours of approval. Approval typically takes 1–3 business days once all applications and required documents (bank statements, ID, income verification, verified residential history, etc.) are received.
