You’ll be conveniently located just 1.6 miles from the Dental College of Georgia, about 2 miles from Augusta University, and a little over 8 miles to Gate 1 at Fort Gordon. Please note that this home can only be held for a confirmed move-in date of October 1 or within two weeks of application approval if the applications are approved. RENT & SECURITY DEPOSIT INFORMATION: Monthly Rent is $1,150.00 for a 12-month lease. A 6-month lease may be offered for an additional monthly premium. Tenant pays all utilities regardless of rental term. The Security Deposit (SD) is typically $1,150.00 if an application is approved; however, the SD may increase to up to double ($2,300.00). If approved, the security deposit must be paid and the lease signed within 2 business days from the time of application approval to secure the home and take it off the market. We can hold the home for up to 2 weeks from the date that the application is received. The security deposit, first month’s rent, and all fees are required to be paid in our office via bank-certified checks or money orders only. Pets may be accepted on a case-by-case basis with additional fees. All pets/animals must be included when submitting your application. Tenant is responsible for all utilities—electricity (GA Power), water/sewer (Augusta Utilities), and gas (any company servicing the area). Trash is included for one bin with the lid closed; tenant is responsible for any overages or additional fees. PET POLICY: • Up to 2 pets/animals maximum (accepted on a case-by-case basis). • Pet Fee: $300 upfront, nonrefundable, per pet. • Pet Rent: $30 per month per pet (nonrefundable). • Responsibility: Tenants are monetarily responsible for all damages caused by pets. APPLICATION DETAILS & QUALIFICATION REQUIREMENTS • Credit score: 575 or higher (based on Experian score) • Minimum combined monthly income of $4,025.00 • Background check: Clean criminal history required • Rental History must be verified & approved as required per our screening criteria. • ALL applicants must be in good standing with current/previous landlords. No outstanding rent, mortgages, or fees. • No completed evictions/eviction filings in the last five (5) years. • Work/income verification must be verified and approved as required per our screening criteria. • No unpaid utility bills (water, gas, sewer, electric, etc.) • NO RENTAL ASSISTANCE OF ANY FORM WILL BE ACCEPTED - THIS INCLUDES HOUSING VOUCHERS • Utilities: Tenants are responsible for all utilities. This includes: water (Columbia County Utilities) and electric (GA Power) • The application fee is a nonrefundable $85 per person. • Each person 18 or older interested in living in the rental must fill out a separate application. • Every occupant age 18 or older must submit a separate application with separate contact information. • ALL animals and pets are required to be listed on your original application. Breed restrictions apply to pets only, not to assistance animals in accordance with the Fair Housing guidelines. • Apply directly through our company website at Other applications will not be accepted. • All information provided in the application(s) must be true, complete, and verifiable. Verification may be conducted through any lawful screening method available to us, not solely on the information supplied by the applicant. Submitting false, misleading, or unverifiable information, including, but not limited to incorrect/false contact information, is grounds for denial. Once an application is placed, it will not be refunded. All applications are nonrefundable. • Application processing typically takes 1 to 3 business days from the time that the final applicant submits their application and all required information. Processing times may vary depending on the completeness and accuracy of the information provided and the time required to verify all details. Please note that holidays and office closure to to inclement weather may be a factor. • All applicants must provide a valid, non-expired, government-issued photo ID. Expired IDs, unverifiable IDs, or IDs that cannot be authenticated through lawful screening procedures will not be accepted, and the application will be denied. Applications showing an active fraud alert, credit freeze, or identity-theft notice that prevents identity verification may also be denied. Application fees are nonrefundable for all applicants, regardless of approval or denial. NEXT STEPS: We will contact you whether or not you are approved or denied. If approved, we will contact you first to let you know of the application status, then, we will contact you with payment and move-in information. The security deposit must be paid via bank-certified check or money order and a lease signed by all parties within 2 business days from the time of approval notification. A new tenant admin fee of $120.00 will be due with first month’s rent and fees, which will be due at least 3 business days prior to the lease start date. Renters insurance + Liability to Landlord insurance are required. If tenants do not supply their own renter's insurance with liability to landlord insurance included at least the day before their lease start date, they will be charged $15/month for Liability to Landlord Insurance.
