If the tenant signs the lease and pays the required funds but fails to move in, it will be considered a breach of lease, and the tenant may be held financially responsible for lease obligations. INCOME & CREDIT REQUIREMENTS: Applicants must have a minimum gross income of at least 3x the rental rate before taxes. A minimum credit score of 600 is required for all financially responsible applicants. Applicants with a credit score between 550-599 may still qualify if their gross income is at least 4x the rent and any negative credit history is not housing-related. Additional income verification may be required for applicants in this range. BACKGROUND CHECK REQUIREMENTS: A criminal background check will be conducted on all applicants. Considerations include the nature and severity of the offense, the time elapsed since the conviction, and any rehabilitation efforts.
