THE ADDRESS IN TITLE IS WRONG! Apartment.com will not accept the correct address. This ADU is located near the intersection of NE Shaver St + NE Cully Blvd in the Cully neighborhood. DESCRIPTION The apartment is a 2-year-old 430 sf modern studio in the Cully neighborhood at NE Shaver and Cully Blvd connected to our house but with its own private entrance. Available early to mid-April.  AMENITIES  - Birch-paneled vaulted ceiling w/electric fan - Electric heat and range - All-in-one washer-dryer unit in apartment - Polished concrete floors - French doors to private, fenced yard and small patio (space for garden) - Clean, modern kitchen with finished wood countertops - 1 shower-only bathroom - Rejuvenation + Schoolhouse Electric light fixtures + design touches - Reserved parking spot (One pet 30 lbs or less is negotiable w/additional references for animal. No additional rent for pets.) NEIGHBORHOOD This apartment is in a safe, sweet neighborhood with a great community of surrounding neighbors. Our close neighborhood businesses are Bison Coffeehouse, Beeswing cafe, Green Oasis Cannabis, Albertsons, Rite Aid, Cully Central, Working Class Acupuncture, and Fire on the Mountain. It is directly off the 71 bus line. We are close to restaurants, retail, and services on NE Fremont (west of apt.) and NE Sandy (south of apt).  COSTS + CONTRACT Total costs for the apartment are $950/month for rent plus a $200/month surcharge for all utilities (WiFi, water/sewer, garbage, electricity). This equals $1150/month, all included.  - Up to one additional occupant may be added to the lease for a utilities surcharge of $75/monthly.  - Security deposit = one month's total costs - Total move in costs = $2300 (rent + security deposit) - This is for a 1-year lease. After the first year, the lease will turn to month-to-month.  COMMUNITY  We have clear, stringent qualifications because we're looking for an excellent fit with someone interested in renting from us for the long-term, who can become a sweet part of our little community. We take excellent care of our renters and can provide references/contact info from past tenants.  MINIMUM QUALIFICATIONS (SORRY, NO EXCEPTIONS) • valid copy of an identification card or Driver’s License  • no past evictions • no bankruptcy within the past 7 years  • no criminal history • no smoking  • proof of, at least, 6 months of continuous work history • proof that you gross (before deductions) at least $2785 in monthly income (2.5x rent and utilities) • minimum of 700 credit score • ability to pay security deposit at lease signing • ability to maintain continuous renter’s insurance for the duration of your time in this rental (Generally between $12-$15/month) • willing to pay $39.99 for a credit check and background check for each adult applying for the rental (This will be initiated just before signing the lease. If approved and the lease is signed, we will reimburse this cost.) APPLICATION PROCESS To be considered for this rental, you must meet the minimum criteria outlined above.
