On the main level, the eat-in kitchen features beautiful wood-look vinyl flooring, a ceiling fan, garbage disposal, an electric stove, and a large full sized refrigerator/freezer. The living room on this level is 17’ x 10’ and features nice carpeting, a cathedral ceiling, a coat closet, and a front facing picture window w/ two side casement style windows. Upstairs, bedroom #1 is 12’ x 10’ and features carpeting, one window, a ceiling fan and a double wide closet. The second bedroom is 12’ x 10’ features carpeting, one window, a ceiling fan, one extra deep closet, and a second double wide closet. The bathroom includes ceramic tile flooring, bright lighting, a fan exhaust, fiberglass tub/shower combination, and a low water toilet. The lower level features an additional fully finished family room of 16’ x 10’, a laundry room with ceramic tile flooring, and several large closets. Overall, this duplex has an enormous amount of both storage and living space for the price. Since the building is newer, it is heated via an efficient forced air furnace fired by natural gas. The hot water is also heated by natural gas for efficiency. The large yard is landscaped nicely, and a covered porch is featured in the front. A single car garage detached is included, plus a gravel area allows for parking one additional vehicle. The tenant pays for water and sewer charges directly to the City of Appleton when they are due - typically quarterly (est $150/qtr). The tenant is also pays for gas and electric charges directly to WE Energies when they are due (budget bill estimate $140/m). Mowing the lawn on a regular basis, snow removal, and general neatness for the half of the duplex is also expected. All applicants will be screened for creditworthiness and past rental history. I am a member of the local apartment association and have references from past tenants. This duplex is expected to be available August 1. Some pets are considered at an extra cost. A video walkthrough of the inside of this duplex may be viewed online. Most that view the video and then visit in person will say that the rooms are larger than they appear in the video, but this will give you a very good idea of the property.

Appleton is a charming, green city located about 30 miles southwest of Green Bay. It straddles the Fox River at the north end of Lake Winnebago. In addition to a rolling, lush landscape with mature trees and river views, Appleton is a college town -- home to Lawrence University, a private liberal arts college founded in 1847. You'll find plenty of student traffic on College Avenue, which houses Lawrence University. However, more students live nearer to the University of Wisconsin in Menasha, to the south of Appleton city limits.
