Our team ensures that the screening results are complete, accurate, and properly evaluated before a decision is made. • Software/Tools Allocation: $16.24 – Reflects the average per-application cost of internal property management systems, secure document handling, compliance software, and workflow tools needed to process and track applications. • Third-Party Screening (Intellirent): $30.00 – Paid directly to Intellirent for its tenant screening services. Intellirent generates credit, eviction, and background reports and issues verification requests to current landlords and employers. While Intellirent provides the data and preliminary verifications, PMI Elevation staff conduct the ultimate review, confirm accuracy, and integrate results into the decision-making process. Total Actual Allocation: $76.66 Fee Charged: $75.00 (capped to avoid overcharging) Uniformity of Fees: All applicants applying for the same property are charged the same $75.00 fee. Refund Policy: Once an application is submitted, Intellirent immediately initiates the credit, background, and verification process. Because this occurs automatically upon submission, the $30.00 Intellirent fee is always considered used and non-refundable. The remaining $45.00 retained portion may be refundable if any part of our internal review or processing has not yet been performed. PMI Elevation will refund any unused portion of the $45.00 in good faith within 20 calendar days of determination, as required by Colorado law. PMI Elevation also maintains detailed records of how fees are applied for audit and compliance purposes. Portable Tenant Screening Reports (HB23-1099): Pursuant to Colorado law, PMI Elevation accepts portable tenant screening reports. A portable report must be prepared by a consumer reporting agency at the applicant’s request, completed within the last 30 days, and provided directly to PMI Elevation at no cost to us. If you submit a valid portable screening report meeting these statutory requirements, PMI Elevation will not charge you an application fee. You must notify us at the time of application submission if you intend to provide such a report. Receipts and Documentation: Applicants will receive a receipt confirming payment of the application fee and may request a copy of this disclosure. PMI Elevation maintains records of fees collected and the associated costs for compliance verification. Colorado Required Rental Pricing Disclosure Total Monthly Required Amount: $2,700. The total monthly required amount for this rental is $2,700. This amount includes base rent and all mandatory, non-optional monthly fees required as a condition of tenancy, excluding government taxes and separately billed utilities. Base Monthly Rent: $2,665 Mandatory Monthly Fees: A Resident Benefit Package is required with this rental and is charged at $35.00 per month. This package includes maintenance support, filter delivery service, credit reporting, and additional resident benefits. Resident liability insurance is required. If the resident does not provide proof of qualifying renter’s insurance, a liability insurance program will be automatically provided at a cost of $11.95 per month. This charge is removed once valid proof of renter’s insurance is submitted. Utilities and Services Utilities are billed based on actual usage and are paid directly to the applicable utility providers. Utility costs vary based on consumption and provider rates and are not included in the total monthly required amount. Deposits A security deposit is required and is equal to one to two times the monthly rent, depending on the applicant's qualifications. The security deposit is refundable, subject to the terms of the lease and Colorado law. If applicable, a refundable pet deposit of $300.00 is required. The combined total of security and pet deposits will not exceed two times the monthly rent. An averaged credit score under 675 for all applicants will require a security deposit of 2x the monthly rent. Averaged credit scores under 600 will be declined. One-Time and Situational Fees A mandatory lease preparation fee of $100.00 is due upon lease signing. A non-sufficient funds (NSF) fee of $20.00 applies if a payment is declined or returned by a financial institution. Late fees may be assessed if rent is not paid in full within the lease-defined grace period. Late fees are limited to $50.00 or 5% of the unpaid rent balance, whichever is greater, and may only be applied to unpaid rent. Optional Fees If pets are permitted, pet screening is required at a cost of $25.00 for the first pet and $20.00 for each additional pet. A monthly pet fee may apply and will be the greater of $35.00 or 1.5% of the total monthly rent, where applicable.
