Income from employment is required – a minimum of 1 month. A qualified assistance agency, SSI or other “non-garnishable” incomes may be considered for purposes of income verification to meet the required threshold. Evictions • For applicants with evictions/past amounts owed (judgements or damages stated by previous landlord from any period going back 20 years from the application), the past amount must be satisfied or under an approved Payment Plan that is current. The tenant must agree to a Rental Verification check. Failure to provide/confirm this information will result in the application not being approved unless the Property Owner decides otherwise. Move In: Tenant Requirements * The full security deposit, leasing fee ($90) plus first month’s rent is due. * If move-in is mid-month, the first month’s rent is due at move-in. The next month will be pro-rated. * For those than have difficulty with making a full payment, tenant may enter a payment plan (see fees below) for no more than the first month’s rent. * Signed lease. * All tenant responsible utilities must be in the tenant’s name. * No more than 2 small pets allowed.
