Yard maintenance responsibility of tenant. Range, refrigerator and dishwasher provided, as are all window coverings. Washer/Dryer hook-up in insulated garage. Gigabit internet available through MINet. Electricity through Pacific Power. Gas furnace and water heater (NW Natural). Air conditioned. 2-car garage with opener. In ground sprinkler system. This home is rented month to month only. Rent is $1900/mo. Instead of "first, last, deposit" at move-in, we ask for first month's rent and a large deposit; last month's rent is due as usual. Security deposit (refundable) $2500, plus $50 non-refundable lock change fee. Total move-in, $4450. Maximum occupancy policy: 2 adults in the main bedroom, 2 persons under 14 years old, or one over 14 (or one adult) in the secondary bedrooms. Maximum of 4 adults. The garage contains gas-burning appliances and may not be used as a living or sleeping space. Garbage service paid by owner. All other utilities are tenant's responsibility. No pets, no smoking.
