Situated across from Safeway and King Soopers, grocery shopping is just a short walk away. Plus, enjoy the convenience of on-site laundry, with payments made effortlessly through the ClearToken app. Monthly rent is $1050 and utilities are $90 covering water, sewage, trash, and gas. Internet and electric are set up separately by the resident. The application fee is $45 per adult applicant and the security deposit is $600 (subject to change based on screening). We are pet friendly! The pet deposit is $300 and the monthly pet rent is $35. To qualify with us here at RIO your gross monthly income must be 2 times the rent, have good established credit (min 2 open lines of credit in good standings), minimal collections, no Rental Debt, no Evictions, and have a clean background check. All applications are put into a specific algorithm that takes all qualifications into account. The square footage of our homes is approximate, and pictures maybe of a similar home. Portable Tenant Screening Reports (PTSR): 1) Applicant has the right to provide Rio Real Estate with a PTSR that is not more than 30 days old, as defined in § 38-12-902(2.5), Colorado Revised Statutes; and 2) if Applicant provides Rio Real Estate with a PTSR, Rio Real Estate is prohibited from: a) charging Applicant a rental application fee; or b) charging Applicant a fee for Rio Real Estate to access or use the PTSR. If Applicant provides Rio Real Estate with a PTSR: a)the PTSR must be available to Rio Real Estate by a consumer reporting agency/third-party website that regularly engages in the business of providing consumer reports; 2) the PTSR must comply with all state and federal laws pertaining to use and disclosure of information contained in a consumer report by a consumer reporting agency; and c) Applicant certifies that there has not been a material change in the information in the PTSR, including the Applicant’s name, address, bankruptcy status, criminal history, or eviction history, since the PTSR was generated. Neighborhood

Founded in 1885, the Montclair neighborhood is one of Denver's oldest -- and the first designated as a National Historic District. Montclair is named for its developer, the Montclair Town and Improvement Company. This proud little town fought to keep their independence, fighting the city of Denver's attempts to incorporate all the way to the State Supreme Court. Montclair lost, and was annexed by Denver in 1903.
