This home sleeps up to 10 guests across 5 private bedrooms, featuring Smart TVs in every bedroom, the living room, and the basement lounge. The main living room boasts comfortable sofa seating and a fireplace, while a separate downstairs lounge/media area provides added space. Enjoy a formal dining room and a breakfast area with seating for 6+, plus additional casual seating. The fully equipped kitchen includes stainless steel appliances, cookware, dishes, and glassware, along with a coffee station featuring a Keurig and traditional drip coffee maker combo. A full-size washer and dryer are also provided. Large windows offer natural light and wooded views throughout. An EV charger is available at the property for guest convenience. A 2-car garage with driveway parking is provided, and a garage remote is included. Parking on the grass is prohibited. Pets are welcome with applicable fees: $25 per pet, per night for 1-6 nights, $15 per pet, per night for 7-28 nights, and $10 per pet, per night for 29+ nights. Additional charges may apply for excess hair, dander, odor, waste cleanup, damages, or other pet-related issues. Emotional Support Animals are subject to the same pet fees as pets. The LakePoint Sports Complex is a premier tournament destination, and Lake Allatoona offers boating, fishing, and outdoor recreation. The home provides easy access to I-75 and Highway 20. Non-smoking property. No events or parties are permitted. Mid-stay cleaning is available for extended stays upon request. For bookings of 40-60 nights, a mid-stay clean is required. For bookings over 60 nights, a deep clean replaces the standard checkout clean. Any mid-stay clean, deep clean, restocking, or extra inventory requests are charged separately. Early check-in and late check-out are based on availability and may incur additional fees. A $50 cleaner trip fee will apply if the cleaning team cannot access the property due to a delayed checkout. Evidence of smoking or vaping indoors or outdoors will incur a $400 housekeeping expense. Guests are responsible for any damage to the rental property caused by them or their party during their stay. An additional fee of $25 per extra person, per night applies for each additional guest beyond the property's bed count. Trash must be bagged and placed in the garbage bin located on the side of the home, and the bin must be rolled to the end of the road Thursday nights for early Friday morning pickup; failure to do so incurs a fee. Management is not liable for any loss, damage, or inconvenience caused by weather conditions, natural disasters, pests, construction, acts of God, or other reasons beyond its control. Guests are recommended to carry or obtain insurance to protect themselves and their personal property. All payments are nonrefundable unless canceled within 24 hours of booking confirmation. Standard transaction and processing fees are non-refundable. A surcharge will be applied to cover additional card-processing and administrative costs for refunds. Guests are prohibited from tampering with, removing, or disabling electronic monitoring devices. The rental's internet plan includes 1.2TB per month; exceeding this limit may impact speeds. No refunds are issued for internet outages or slow speeds. Guests are asked to be mindful of only flushing toilet paper. Management will make an effort to promptly repair or replace failed systems or equipment, and guests agree to permit reasonable access for repairs. Owner/Management does not insure against personal injury to guests due to reasons other than the condition of the Premises. Guests agree to indemnify, defend, and hold harmless Owner and Management from all claims, disputes, litigation, judgments, costs, and attorney fees resulting from loss, damage, or injury to guests or their personal property. Mail should not be sent to the rental. Lost items are not the liability of the host; return or shipping charges will be passed onto the guest. The propane grill is available for use; please clean it after use and ensure the knob is left in the off position. Do not leave children unattended while using the grill.
