After 6 years, I was told that I could not renew my lease because the management company wanted to renovate the apartment - I had 60 days to get out of my home. Several units in the building opened up around the time they told me to leave, but they made no effort to relocate my family and me until the last moment when I cried on the phone after the front office called asking to be let in the day of to measure for renovations. It was a halfhearted effort for a different floor plan made shortly before I was to move out. The front office implied several times that I would no longer be able to afford my apartment, which I understand now that I see my floor plan is going for hundreds of dollars more. They kept bringing up that they were within their legal right while I struggled to find a place. Seriously, the housing market is so bad that I would see an apartment get posted online, and it would disappear before I could even schedule an appointment to see it. I ended up paying hundreds of dollars to reserve apartments just to see them! Athens housing is NOT friendly for working-class folks right now, so please, please, please do not move into 1287 Shoals unless you have the resources to move again when they decide they can get more money from someone else. If you have enough resources that a 60-day move notice isn't a concern, please consider giving your money to a more ethical landlord.

I love living here, the staff is very attentive and cares about their residents. I have never waited more than 24 hours to get anything repaired, and I constantly feel loved by the gifts and events they put on for us. It is spacious, clean, and a safe community!

This apartment complex is safe, clean, and a great community. There are lots of awesome amenities like the large pool, fire pits, grills, tennis court, and a beautiful lake! I love living here and I always feel safe even when i’m here by myself.

The place is great, modern and peaceful! It is really enjoyable to walk across the complex, especially when you cannot go out too much due to covid. All my friends are jealous when I show them the lake view from the apartment!

I love living here! Not only are the apartments, grounds, and amenities beautiful but the area is quiet. The complex is gated which makes me feel extremely safe and is close to grocery stores and restaurants on the East Side. The apartments are clean, updated, and spacious. I am not biased when I say it is the best complex to live in Athens.

Moved here in June and have really enjoyed my time here. We have loved everything about the property, lots of dogs, nice amenities, and the staff is very helpful. I have only been living here for a short period of time, but I absolutely love this community. The grounds are well kept, the apartments are spacious, I feel safe and Mrs. Rhonda is super sweet. I had to move last minute due to a recent landlord wanting to no longer rent out a home and Mrs Rhonda was quick to respond and made the entire moving process less stressful. When I moved in, the apartment was super clean. I had a new tub, sinks, and appliances. Compared to other 1 bedroom apartments, you may pay the same amount downtown but at 1287 shoals .... you get so much more space and quietness, as well as a great office staff.Yes

I’ve literally moved every year since 2010, never staying in a place more than a year. This place is gorgeous aesthetically, I feel safe here and there are always find things going on to engage residents. I moved to Spring Lake mid May. I have absolutely loved it here. Neighbors are friendly, the area is very quiet. There is a good mixture of families, single people and college students, but you would never know because it is very quiet. The 1 bedroom apartments are extremely spacious for the price and a huge plus is the garden tub, which is a must have for me. The complex is very secure and the staff do a great job at updating the residents on anything that may be going on in the complex. I originally found out about Spring Lake from reviews. When I signed my lease they went above their duty and had my apartment cleaned and ready a day and a half after the previous tenant moved out for me to move in. I was super appreciative. I can assure you that the positive reviews I have seen on many websites are absolutely true. I've been here for almost 4 months and I have never had an issue.

This apartment complex is great if you are a current student at UGA, or just starting off on your own. They are nice sized apartments for the price, and the grounds are well maintained daily. You feel safe with the front gates, and it's a relatively quiet community. The best part is that you are close to a bus stop for public transit and only 5 minutes away from grocery stores, restaurants, and gymnasiums. They are also pet friendly, and the front office staff is around most of the day if you need anything. What's cool is that there is a car wash station that you can use if you need it! A downside is that the apartments are a little on the older side, and need some updates. If you are willing to live in an older complex, then this is the place for you!
