This clean and comfortable apartment features a private balcony and self-entry. The primary bedroom features a queen bed, a walk-in closet, and an en suite. The second bedroom has a double bed and a full bathroom just off the main living space. Both bedrooms have smart TVs. The living room includes a compact pull-out couch that converts into a very small single bed, and extra linens are provided for this option. There’s a semi stocked kitchen for cooking and a dining table for four. Street parking is available but may require payment and is not guaranteed. This apartment is a quick walk to the nearest bus station on 12th Ave and to 17th Ave restaurants, cafés and nightlife. It's also a short drive to the Saddledome and Stampede Grounds, the Calgary Tower and Core Shopping, and a quick trip to Banff National Park. This is an older building, so it has its noises and quirks. This is a pet-free and smoke-free home. Quiet hours are observed from 10 PM to 7 AM. There is a $1,000 fee for smoking indoors, plus odor removal/remediation costs. Illegal drugs or illegal drug activity are not permitted anywhere on the property, inside or outside, including possession, use, sale, or distribution. Evidence/violation fee: $1,000, plus remediation/testing, extra cleaning, damages, and any costs incurred. There is a $500 fine if you lose the building FOB, and there is no backup FOB during your stay. Expect noise from outside and lots of different people, as this is downtown. Unauthorized overnight guests will be charged $75 per person, per night. Unauthorized parties/events may result in a $400 admin fee up to $1,000+ if security/eviction is required. If keys, remotes, or fobs are lost or not returned, a $250 replacement fee per unreturned item applies, plus locksmith/rekey if required.
