We stayed here for 4 years. We had 5 leaks, one of which soaked our whole carpet. They didn’t replace the carpet and also just scraped out putty on the walls and painted them. The maintenance staff stay for a shorter time than nachos fries at Taco Bell. DO NOT LIVE HERE THERE MIGHT BE MOLD!

I lived at 12000 for 4 years. The first couple years were great however things started to drastically go downhill the past year or so. The first night my boyfriend and I moved in there was pee leaking from the ceiling in the master bathroom. This should have been a warning sign to us, but we understand leaks happen in an apartment and the leak was taken care of. The elevator breaks down about once a week. They cannot keep a maintenance man to save their life. We have watched countless maintenance men come and go.They are extremely overworked and the property manager does not care to provide them with the tools they need to get their job done. The heat and air conditioning constantly stop working. The garage door doesn’t work half the time and just stays open, which means people can just walk in and out of the building. The most important thing you need to know about this building is there are constant water leaks. If you live here it is just a matter of time until your unit floods, this is a GUARANTEE. We had a major flood in our apartment in early 2025. They refused to replace our carpets even though they were SOAKING WET. They left us with wet walls and ceilings for over a week, with no communication on what was going to be done. We had to constantly reach out to them to get updates on when our unit would be livable. And the best part is they never repaired anything, they just slapped some drywall mud on it and painted it over. We had to beg them for a mold test which they tried giving us push back on. When we moved out in late May 2025 we got a good look at the terrible job they did. There was discoloration all over the walls and ceilings. There was a major dark spot on the ceiling as well which appeared to be mold. The bathroom that was affected by the flood also reeked of mold. It is terrifying that they were okay with us living like that. They do not care about their tenets. Candice, the property manager does not care about anyone in that building, employees and tenets. Her boss Tommy is just as bad. I am begging you not to live here if you care about your safety and wellbeing. It is so sad to see a place we loved living at turn into this. There is a reason who so many people in that building are moving out. I don’t think the building will ever change as long as Candice and Tommy are still working there. Stay clear of this building!

12000 Edgewater Apartments was such a special place to live. My apartment had a gorgeous view of the lake that I miss already. The apartment itself was in great condition and mostly renovated. Management was always friendly, helpful and responsive. Really no complaints. Thank you for the fond memories!

( moved to another state), what a beautiful quiet safe place The most important thing was when we were looking for an apartment is safety and this place is so safe and comfortable Management are friendly and maintenance is super they fix everything very fast The only problem with this place is parking
