Screening, both credit and criminal will be processed through Buildium. Employment and rental verification will be conducted by K-star properties. If your application is accepted, payment of 50% of the security deposit is due within 48 hours to hold the unit. Smokers will have any application denied 5. Occupancy is limited to two persons per bedroom. a bedroom must have a closet big enough for clothes. 6. Any individual whose tenancy may constitute a threat to health , safety, and security of any individual, or property will be denied. 7. We reserve the right to deny an application if we are unable , after a good faith effort to verify employment, or rental references. Applications will not be put in line to process until all required information is received. Completed applications with all support documents will be processed in order received Income Criteria 1. Monthly household income shall be equal or greater to three times the rent, and must be from a stable, verifiable, legal source. Pay stub and/ or letter of commitment from housing due at time of showing. Government sources of income require written verification; all sources will be combined to meet the rental/income ratio. Child support will be accepted with 3 months proof of payment ( bank account statements) 2. If multiple independent occupants, each shall have an income equal or greater to two times the rent Employment Criteria 1. Twelve months verifiable employment is required. Less than twelve months may be accepted if applicant was in school during that time, or if applicant is retired, or on public assistance. 2. Non w2 applicants with earned income will be verified through previous years tax forms Rental Criteria - Verifiable, non-related source 1. Five years eviction free , unless the eviction is for non-payment of rent from April1,2020 to March 1,2022 2. Two or more notices for violations or disturbance will result in denial. 3. Rental history reflecting past due rent, (prior to April 1 2020) or damages will be denied. 4. Two or more dishonored checks will result in denial 5. Twelve months positive commercial rental history is required, less history results in denial or additional deposit. Credit Criteria :Acceptance, denial or increased deposits are based on screening company recommendations 1. Negative or adverse credit history may result in extra deposit or denial 2. Two or more will result in denial: unpaid collections, unpaid utility, or closed accounts with balance charge off's Criminal Convictions: Any adverse report may result in denial . 1. Upon receipt of the rental application and the screening fee, Owner/Agent will conduct a search of public records to determine whether the applicant or any proposed tenant has been convicted of, or plead guilty to or no contest to, any crime. 2. Any felony with 8 years which involves actions that may constitute a threat to other tenants will be cause for denial. Any felony conviction within 6 years is reason for denial. Any criminal activity after a felony conviction is reason for denial. 3. A conviction, guilty pleas, or no contest plea where the date of the disposition, release or parole has occurred within the last three years shall be reason for denial . . Pending charges or outstanding warrants shall result in suspension of the application process until the charges are resolved. Upon resolution if an appropriate unit is still available, the processing of the application will be completed. No unit will be held awaiting resolution of pending charges. If applicant feels their application may be denied due to their criminal record, they have the right to provide additional documentation showing support for why they should be accepted. Documentation must be turned in with their application so an individualized assessment can be made. Deposits If the applicant qualifies the required amount of security deposit may increases depending upon the level of recommendation for our screening company, rental recommendations and employment information. The normal deposit for the unit will be listed in the published ad. Accept- normal deposit Low accept- 50% additional deposit (1.5 times normal deposit). Second applicant must have no adverse credit Conditional- denial Referred- 25% additional deposit (1.25 normal deposit) Any low accept or below will result in denial if employment or rental history shows adverse conditions.
