About 11942 SE Lexington St Portland, OR 97266

0 Month Lease, $1,675 deposit, Available Now

I'm offering a fabulous [really] apartment on the first floor of my custom, beautiful house in a nice, new neighborhood on the north side of Mt. Scott (650 feet elevation, guaranteeing some snow every winter). Two huge windows in the living room provide a beautiful view of southeast Portland and three Cascade peaks (Mt. St. Helens, Mt. Rainier, and Mt. Adams). About 1100 square feet, a private entrance features a spacious great room, with a nice, bright, modern kitchen, dining area, ADA bathroom, and very large bedroom. Very private and remote from the rest of the house -- you won't notice anyone else living here. Kitchen has granite countertops, a gas oven/stove, built-in microwave, mini-dishwasher, and big apron-front (farmhouse) sink. Nice laminate flooring throughout (no carpeting), with porcelain tile in the kitchen and bathroom. Gas fireplace in the great room to keep you cozy, with a heat pump supplying base heat and air conditioning, and a ceiling fan to spread the heat around. Nine-foot ceilings to give a feeling of spaciousness. Bathroom has a walk-in (ADA-compliant) shower and granite vanity top. Spacious bedroom, with large windows to view the woods, with a door to your private patio, lawn, and woods. (I hope you like deer, squirrels, rabbits, chipmunks, woodpeckers, and raptors. Those with aversions to crickets and croaking frogs need not apply.) All utilities (except cable upgrades and internet upgrades you might want) are FREE (included with your rent), except your share of the water bill. You have your own high-efficiency washer and dryer right outside your bedroom. Plenty of kitchen cabinet space, pantry and other storage, linen closet, and bedroom closet space. The other door to your bedroom leads to the storage room (where you can have your own freezer), and past that is the oversized 3-car garage, where you can park your car (for an extra $75/month). Lots of parking space on the (relatively safe) street. Your patio has a large, retractable awning. The patio is surrounded by your own lawn, and is fenced. There is a gas line for your barbecue. On the other side of the fence is your own private woods, with hiking trails going for miles. (In 18 years of living here, I have never seen any sign of a human being in the woods.) There's also a place nearby in the woods where you can read a book. (Trust me -- it's a beautiful, tranquil setting.) Also outside your front windows are large, raised-bed vegetable gardens that you can claim as your own, and you have access to a dozen multi-variety fruit trees on the property and many wild berries that I have cultivated (right outside your bedroom). A fairly private entranceway exists off the driveway and from the garage. Security in this safe neighborhood is supplemented by security cameras and an electric security gate out front. I'm installing battery backup to my solar panels that will prepare us for the Big Earthquake. Don't worry about others (me) that occupy the upper floors of the house -- the house is huge, with a large yard off to the other side of the house, and large deck. So there you have it -- the best of both worlds. The convenience of a nice, spacious, modern apartment, owner-occupied so that things get fixed immediately and is well-maintained, but with the privacy and atmosphere of a home in a tranquil neighborhood, incredible grounds, surrounded by a natural environment. I just don't think you can find anything else like this in Portland.

Offering an extra-large bedroom (triple-sized, 330 square feet) in a modern, very large, custom, chalet-style house that has a panoramic view of east Portland and the Cascades, and is surrounded by woods on Mt. Scott. This would be your chance to do shared housing in style. Only one per room -- I'm not accepting couples, or pets. Only 3 adults will share this 3800 square feet house, each with extremely large bedrooms -- we will not be bumping elbows. Two bedrooms are isolated up the stairs on the 3rd floor, separated by a long hallway. This bedroom has large double windows on three sides of the room, offering views of the woods, backyard, city, and Mt. St. Helens/Mt. Adams/Mt. Rainier. There is a closet behind a curtain, and another large closet just outside the door. Just outside the door to these bedrooms is a loft that overlooks the great room and expansive view of Mt. St. Helens, Mt. Rainier, and the city. Between the two bedrooms upstairs sits a very large master bathroom, holding two sinks, a large walk-in shower room with two showerheads, large soaking tub, and a toilet behind a door. Along the entire hallway is more closet space. The rest of the house on the main floor has a large great room that is surrounded by two giant walls of windows overlooking the city below. Hickory floors and cedar ceilings. Large, open kitchen surrounded by a bar, with granite countertops. Big food pantry and lots of cabinet space. The great room has a pit-style woodburning fireplace for added security, there is a steel gate in front operated by a remote, keypad, or app, and security cameras outside that you can access with a phone app or your computer. All utilities (except 1/5 of the water bill) are FREE (included with your rent). The first floor (basement) contains additional storage space. Plenty of relatively safe on-street parking. You can also rent garage space and the driveway space behind it for an extra $75/month. There is a large deck in front, with a natural gas barbecue. Outside of the house has a backyard lawn and around the corner from that is a deck looking out to the woods. The fenced yard is surrounded by woods, with hiking trails going for miles. (In 18 years of living here, I have never seen any sign of a human being in the woods. I hope you like deer, squirrels, rabbits, chipmunks, woodpeckers, and raptors.) Trust me -- it's a beautiful, tranquil setting. There are also large, raised-bed vegetable gardens that you can claim for your own, and you have access to a dozen multi-variety fruit trees on the property and many wild berries that I've cultivated. (The grapes are mine to make wine.) The house sits in a nice, new neighborhood on the north side of Mt. Scott (670 feet elevation), guaranteeing some snow every winter. The bus stop is a quarter mile away that quickly stops at the MAX station at the bottom of the hill, and I-205 is 5 minutes away. Clackamas Town Center and Sunnyside/Kaiser are less than 10 minutes away. I'm renting out the bedrooms because of a divorce. (I want to keep the house.) My daughter (aged 18) spends 2 nights every two weeks with me, and she sleeps in her own bedroom on the 2nd floor. She's really good, and therefore I cannot have any riff raff in the house. No smoking of any kind or drug use is allowed in the house. Their mother mandates that I get a background check on any tenant, with no felons allowed as tenants. Also, I have a very friendly indoor/outdoor cat. All tenants are expected to do their fair share of cleaning and maintenance of the common areas. Rent is $825/month, but includes all utilities except 1/5 of water. You need to have first and last month rent plus $400 damage deposit paid before moving in. You can reduce the rent by $25/month by paying 5 days early. The house is energy efficient, with efficient heat pump (includes A/C), and solar panels providing all electric power. High-efficiency washer and gas dryer. I have a tri-fuel (gas/propane/natural gas) generator to power the house in case of the Big One and will install battery backup shortly. It's a great house and environs.
