Property Ratings at 11835 Vanowen St
The apartments in general are absolutely beautiful. A few minor tweaks that a landlord who cared to improve the building could fix. We live in a 3 bedroom, carpeted, nice closet space in each room, includes balcony, 2 bathrooms. 2 parking spaces in a gated garage. Most of the time the water runs well. The dishwasher sometimes works. But everything is pretty much brand new here which makes it nice and rare in LA (especially the valley area). Central AC. Central heat. NO utilities included, not even water or gas. I would give this place 5 stars if it was just based upon the aesthetics of the space only. However, the property managers completely counter the integrity of the space. They are so difficult to get a hold of and very difficult to speak to. They get around to fixing things eventually, but it takes sometime and they are very disorganized. Your rent checks are due on the 1st, but don't get deposited until the 2nd or 3rd week of the month, which causes you to question where the checks sit out for so long with your bank account numbers exposed. Their are a bunch of super noisy tenants who have domestic disputes and are bumping music literally ALL hours of the day, shaking the walls and floors. Their are kids who vandalize all the stairwells with variations of graffiti. (But bad graffiti.. nothing even remotely good to look at). The maintenance man himself never makes appointments in advance, but rather shows up and doesn't have access to the building. So most of the time when he comes unless you are lucky enough to be there at the same time, nothing gets fixed. It's unfortunate because the apartment building had Moss & Company as the property managers for a little while, and they were so fantastic and proactive about getting things fixed immediately. It was very easy and painless to contact them and they were always on your side. I'm not sure why the owners of the building got rid of them so fast, but they made a huge mistake by letting them go. The building has degraded rapidly.
