About This Property

Hello Prospective Renters, We have a furnished studio apartment (above garage in-law suite) available for rent above our garage here in Westhaven (Franklin TN). Our prior tenant moved back to Arizona last year, so the room is now available for rent, beginning 4/1/22 (or immediately). We are looking for the perfect tenant to fill it. ABOUT WESTHAVEN: If you are not familiar with Westhaven, it is one-of-a-kind community of over 2,000 homes, where many families (probably 60% are families with children) and retirees reside. There are 2 fitness centers, multiple swimming pools (for both children and adults), a golf course, tennis courts, pickleball courts, a beautiful lake, restaurants, bars, a food store (Kroger), and an abundance of parks and playgrounds...all located right here in the community. It is very walkable too, with a walking path that leads to the lake right behind our house. This is a strong option for someone that has family in or works in Franklin, Cool Springs, Nashville, Brentwood, Bellevue, or Nolensville but wants to be in a community like Westhaven. ABOUT YOUR ABOVE GARAGE APARTMENT: - Has small kitchenette with small fridge, microwave and sink (see pics) - Has full bath - Garage is attached to the back of the house (not a separate entry, but can enter through the garage after parking car in garage driveway). It is semi-private entrance because there is a decently sized hallway that leads to it, and we have a curtain there that allows you to enter the back of the home privately. - Our former tenant (who loved being here) said it helped that she was a heavy sleeper, because you can hear our family when we are being loud (which isn't often). So you may simply need to use a sound machine, to be sure you can't hear us. - The house is a typical Westhaven build (4,100 square feet) and the apartment suite is a nice one, remodeled right before we arrived here in 2017 - You can park your car in driveway behind house or in front of house. - the laundry room is at the bottom of your stairway and will be shared. But we would leave it free on Sundays or a day of your choosing, and we don't mind if you need to use it a couple of days a week (or any time it is urgent). - All utilities are included, including wireless high-speed internet (there is also a wired connection in the room if needed) - A large screen TV and separate sitting area is there (note that the desk and eating table shown in the pics belonged to the former tenant so those are no longer there...but the rest of it is). - You are welcome to use our Netflix, Prime, and HBO max TV subscriptions - You will have your own thermostat for Heat/HVAC - 1 spacious walk in closet, 1 smaller walk in closet, and another closet at the bottom of the stairs (so plenty of closet space) ABOUT US: - See pics of our family included, just to give you an idea of who you would be living with. - We are pretty much a typical Westhaven family of four (with no pets). - Our daughter is 4 and our son is 18 months old. - We are pretty low key, laid back, and tend to be at home most of the time. Both of us work from home. - We are both pretty active, play tennis a few times a week, and take our children to the local parks and pools on a daily basis AN IDEAL TENANT: - someone who is kind, educated, considerate, and clean - we are very clean, and our last tenant kept the apartment in superb condition, so we are hoping to get lucky enough to find the same - not essential at all, but if you happen to like to babysit/nanny and you get along with our children, we would most likely love for you to help watch our children sometimes. This was the arrangement with our last tenant. We pay $15/hr and it is extremely flexible for you---basically any time you want to help (from 730am until 730pm) you would be welcome to join the family and help watch. And we would give you first choice to babysit on the evenings/days when we are going out. But no pressure here...it would just be ideal if we happen to find someone that wants to also do a little (or a lot) of babysitting on the side. We will have supplemental help from my mother in law and probably another part time nanny. Our last tenant was a 53 year old female who had a second home in Arizona, and she used this apartment for visiting her children who lived in the area. It worked out very well. We are open to any age group, so long as the tenant is extremely mature and professional. - NO SMOKING/SMOKERS - NO COUPLES (individuals only) - NO PETS ABOUT THE LEASE: - 12 month lease is preferred plus one month rent as safety deposit. Rent is due by 5th of each month. - initial 30 day trial period is fine (so long as you aren't just trying to use this as a 30 day lease) Just let me know if you have questions. Thanks very much!
