About This Home
Maintenance free living with housekeeping and lawn service included in a modern, owner occupied (since 2010) meticulously maintained cedar sided cape cod. 3 large bedrooms and 3 full baths including main floor primary bedroom with marble floored en-suite bath complete with walk in shower and dual sinks. Driveway with room for 2 cars +1 in the detached garage with attic for tons of storage. Plenty of unzoned street parking. Hardwoods throughout common areas with carpeted bedrooms. 2 upstairs bedrooms share bath. 1 is extra large with walk in closet offering ample space for bed(s) and home office. Tankless water heater for never ending hot water, spray foam insulation in rafters and crawl space keeps energy bills low, recessed LED lights throughout, quartz countertops throughout kitchen with walk in pantry, gas cooking and stainless appliances. Separate vegetable or wet bar sink to keep guests out of the kitchen while entertaining. Lots of light and closets! Beautifully landscaped corner lot with roses and hydrangea and small fenced in backyard with pavers for a great bbq area and separate driveway facing screened in porch. Walk to Annapolis Athletic Club, Adams Ribs, Diehls Produce stand, Oasis Marina at Nautilus Point and everything Eastport and downtown Annapolis has to offer. Very social neighborhood with block parties in the closed loop (no outlet means little street traffic) Colony Hills neighborhood. Monthly rent includes 1.5-2 hours of bi-weekly housekeeping by a neighbor who has been cleaning for as long as I've been here and knows every nook and cranny of the house. I've always kept a well organized home to allow her to clean vs organize, but how much you get out her time is dependent on how many obstacles are left out. Cleaning includes the usual tasks: dusting, sweeping, vacuuming all rooms and kitchen / bathroom cleaning, but doesn't include doing laundry or bed changing. Her husband takes care of the lawn / blowing / light weeding as needed. A small, well mannered pet considered on case by case basis. But no smoking inside. All utilities including quarterly water / recycling / refuse collection bill responsibility of tenant. But the home was rated for energy efficiency after installing the spray foam insulation in the rafters and crawl space. I have previous BG&E bills to show the efficiency while maintaining comfortable temperatures. Summer (May-October 2025) BG&E bill average was $100.12 per month and Winter (November 2025-April 2026) bill averaged $187.41.

Annapolis, Maryland's capital city, sits along the Chesapeake Bay, where approximately 41,000 residents call home. The downtown area features brick-lined streets where 18th-century architecture stands alongside waterfront communities. The United States Naval Academy commands the waterfront, while St. John's College contributes to the city's educational landscape. Residents have access to waterfront parks, including the 340-acre Quiet Waters Park, offering everything from kayaking to seasonal ice skating. The historic district remains a central gathering place, with independent shops, seafood restaurants, and the City Dock area, known locally as "Ego Alley."
The rental market in Annapolis reflects its waterfront location and array of housing options. Current trends show one-bedroom apartments averaging $2,151, while two-bedroom units typically rent for $2,430. Three-bedroom units have seen an 8.1% decrease in rental rates.
