The sleeping arrangements of this single-level home are as follows: Primary Bedroom: King Bed and 1 Convertible Single Sofa Bed, Bedroom 2: 2 Queen Beds, Bedroom 3: 1 Queen Bed and 1 Pullout Twin Bed, Bedroom 4: 1 Queen Bed, Bedroom 5: 1 Convertible Queen Sofa Bed (Garage Converted into Cinema Room). There are 2 air mattresses in the home to accommodate the 15th and 16th guests. The backyard features a pool with a waterfall, pool basketball, 2 wide pool umbrellas for maximum shade, a picnic table by the creek, 2 double hammocks, a pizza oven, an outdoor grill with all necessary equipment, an outdoor sectional sitting area under a covered patio, a fire pit, a playground for kids with a slide and triple swing set, a family-size trampoline, a huge grass area, and a forest and creek behind the house. House-trained pets are welcome with a $150 fee per pet. From the seventh guest onwards, a $39 fee per guest per night applies. The fourth bedroom opens for groups of 8+ guests. This home in Red Oak, Texas backs up into a beautiful creek, great for walking. You'll be just 3 minutes away from Te'Jun, a popular Cajun restaurant among locals. For a traditional BBQ meal, Record's BBQ and T D's BBQ are great options also just minutes away. Conveniently located right off Interstate 35 E, you'll be a quick drive from Country View Golf Club (13 min.), Dallas Zoo (18 min.), Western Kountry Klub (21 min.), Downtown Dallas / Reunion Tower (20 min.), Cotton Bowl Stadium/Fair Park (25 min.), Dallas Museum of Art (26 min.), and AT&T Stadium / Six Flags Over Texas (31 min.). Only registered guests are allowed. Smart TVs with streaming apps are available. A $500 fine applies for indoor smoking violations. Smoke outdoors and dispose of cigarette butts properly. The pool and hot tub are professionally serviced twice a week during the summer months and once a week during the rest of the year. As this is an outdoor pool, it’s normal for some leaves or debris to appear between cleanings. Rest assured, all necessary chemicals are properly balanced, and the filtration systems are regularly maintained for your safety and comfort. The pool technician accesses the area through the backyard gate. The pool is not heated. Landscaping is done once a week. Two security cameras are installed outside for security, none inside. House rule violations can result in reservation cancellation, no refunds, and loss of deposit. Pest control service is monthly. Contact us if you encounter bugs. You might encounter wildlife in the yard, and occasionally, outdoor insects may appear indoors. These bugs are not harmful, and we promptly remove them if notified. High-speed Wi-Fi is available; no cable. Quiet hours are from 10 p.m. to 9 a.m. Check-in time is from 4:00 p.m. onwards. Check-out time is at 10 a.m. max. Smoking indoors is strictly forbidden. Guests that break this house rule will receive a $500 penalty. Parties of any kind are not allowed on the property. Drugs, weapons, and inappropriate behavior are not allowed on the property. The total number of guests and pets spending the night must be registered in the reservation. All events must be previously discussed and explicitly authorized. Most cars must be parked in the property’s driveway. Only 2 cars can be parked on the street. Stained sheets or towels and damaged items must be paid for to replace them.
