Welcome to our house! Family friendly renovated historic home in the heart of Los Angeles near DTLA and Dodger stadium and across from the iconic Echo Park Lake. With 4 BR and 3 BA, it is the perfect size for a group of friends or large family. There is also a large backyard with a play structure and plenty of outdoor seating. This was our home until last March so it can be rented partially furnished and books, toys, and games available for your use, the house will feel like home right when you arrive. There is also a piano for those who are musically inclined! You can get to work downtown in 10-15 minutes using local streets or comfortably work from home. We moved out of town due to childcare needs during the school closures and due to changes in circumstances will not be returning. Basically we took all our personal belongings and left. The house can be rented furnished or partially furnished or some combination in between. The furniture is mission style to suit the style of the home and is cozy and comfortable. If you are moving to Los Angeles, save yourself the cost of furniture and appliances or if you want to use just your own bed or even just your own mattress that can be arranged too. Due to allergies, all of our mattresses have been fully encased since purchase with additional mattress protectors so are very clean. Please note this is a no smoking property. Bedroom 1: (upstairs master bedroom) RENTED WITH NO BED IN THE ROOM so bring your own. We decided to take the bed to the new house. Can leave the sitting area. The master bath is across the hall with a separate shower and tub. Bedroom 2: (upstairs bedroom) RENTED WITH NO BED IN THE ROOM so bring your own. We decided to take the bed to the new house. Can leave the wall cabinets. The room is upstairs next to the master bedroom with a connected small 3/4 bath. The room is small but comfortable. Due to the small size, a twin or a full bed is the optimal bed size. Any larger and it would feel very cramped. Based on vintage home plans this probably was originally a "sewing room." Bedroom 3: (downstairs queen bed room). CAN BE RENTED WITH A QUEEN BED OR NO BED IN THE ROOM. Room includes a fold up desk area that is perfect for a laptop and can be folded up against the wall if not needed. Bedroom 4: (downstairs queen bed room with yard access) CAN BE RENTED WITH A QUEEN BED OR NO BED IN THE ROOM. This bedroom has yard access through the French doors and includes a queen bed and desk work area if desired. The room can be used as an additional office or yoga room if the bed is not needed. The garages are not included for rent as they are being used for storage but you can park in front of them. The huge back yard is great for families as there is a play structure with swing set and a patio set and dining set for dining and lounging. The lake and park are also conveniently located right across the street with bicycle rentals available. Other things to note There are a lot of stairs. The house is on a hill and there is a flight of stairs just to get up to the house. The master bedroom and twin bedroom are also upstairs. We have solar panels so the electrical bills are significantly less than you would expect for a house of this size. There is also a Nest thermostat to help with energy efficiency. Most months, the electricity costs will be the base $22 charge. Background and credit check required. House is available as early as September 1, 2021 with a discount if no repainting is requested. Landscaping services are included. 6 month minimum lease.
