No outstanding rent, mortgages, or fees. • No completed evictions/eviction filings in the last five (5) years. • Work/income verification must be verified and approved as required per our screening criteria. • No unpaid utility bills (water, gas, sewer, electric, etc.) • NO RENTAL ASSISTANCE OF ANY FORM WILL BE ACCEPTED - THIS INCLUDES HOUSING VOUCHERS • Utilities: Tenants are responsible for all utilities. • The application fee is a nonrefundable $85 per person. • Every potential occupant age 18 or older must submit a separate application with separate contact information. • ALL animals and pets are required to be listed on your original application. If approved, we will contact you first to let you know of the application status, then, we will contact you with payment and move-in information. The security deposit must be paid via bank-certified check or money order and a lease signed by all parties within 2 business days from the time of approval notification. A new tenant admin fee of $120.00 will be due with first month’s rent and fees, which will be due at least 3 business days prior to the lease start date. Renters insurance + Liability to Landlord insurance are required. If tenants do not supply their own renter's insurance with liability to landlord insurance included at least the day before their lease start date, they will be charged $15/month for Liability to Landlord Insurance.
