The Premises consists of approximately 1,000 square feet, including 3 bedrooms, 1 bathroom, kitchen, and living areas. 2. Lease Term This is a fixed-term lease for 1 year. At the end of the term, the lease does not automatically renew. Any continuation of occupancy will be on a month-to-month basis only upon mutual written agreement. 3. Rent Monthly rent is $1,800.00, due in advance on the 1st day of each month. Rent must be paid in cash. 4. Payments Due at Signing At lease signing and prior to move-in, Tenant must pay: First month's rent: $1,800 Last month's rent: $1,800 (to be applied to the final month of the tenancy) Security deposit: up to $1,800 (equal to one month's rent) Total due at signing: $5,400. These payments are non-transferable without written agreement. The security deposit will be held in a separate interest-bearing account (receipt provided, Statement of Condition issued within 10 days, return within 30 days after tenancy ends with itemized deductions if any). 5. No Smoking Policy Smoking (including cigarettes, cigars, pipes, marijuana, vaping, or any other tobacco or similar products) is strictly prohibited anywhere on the Premises, including inside the unit, on balconies, porches, hallways, stairways, or grounds. This rule applies to Tenant, all occupants, guests, and invitees. Violation of this policy constitutes a material breach of the lease. 6. Pets No pets allowed. 7. Parking Off-street parking is available. Street parking is subject to local New Bedford regulations. 8. Restricted Access and Amenities Tenant has no access to the basement or any storage areas. There is no washer or dryer provided on the Premises. Laundry is to be arranged off-site. Electricity and gas/heat (via the new wall heater) are the tenant's account. 9. Use and Occupancy The Premises shall be occupied solely as a private residence by the approved Tenant(s) and any authorized occupants listed in the lease. Subletting, assignment, or short-term rentals (e.g., Airbnb) are prohibited without prior written consent. 10. Maintenance and Repairs Tenant is to keep the Premises clean and report any needed repairs promptly. Tenant is liable for damages beyond normal wear and tear. The property will be maintained in habitable condition per the Massachusetts State Sanitary Code. 11. Other Standard Provisions Tenant is to follow all local, state, and federal laws. No alterations to the unit without written approval. Ownership has the right to enter with reasonable notice (typically 24 hours) for inspections, repairs, or showings near lease end. Upon termination, Tenant must return the Premises in the same condition as received. Reasonable wear and tear excepted. Any violation of these terms may result in termination of the lease and eviction proceedings. 12. Governing Law This lease is governed by the laws of the Commonwealth of Massachusetts. In the event of any dispute, the parties agree to first attempt mediation before legal action.
