Owner is responsible for the cost of winterizing/closing the pool before winter and reopening it before the summer season. During the period when the pool is in use, tenant is responsible for routine maintenance (at least once per month). Owner can recommend a pool maintenance service if needed. Hot tub is not in use. Background check required. Minimum credit score of 700 (no credit reports showing delinquency, charge-offs, or unpaid debts; no open bankruptcy cases). No eviction history or collections. Income must be at least three times the rent amount. 12-month lease, no smoking, no cosigners. We do not accept portable screening reports. Renter's insurance is mandatory.
