The Security Deposit Alternative does not cover damages — tenants remain fully responsible for any damage beyond normal wear and tear. A one-month holding deposit is still required to secure the home. If you choose the Security Deposit Alternative, this holding deposit will be applied to your first month’s rent at move-in.
