A non-refundable $500 security deposit applies, with breed restrictions. Proof of pet vaccinations and renter's insurance is required. An additional $25 per month per pet fee is applicable. • Background Checks: We conduct thorough credit score, background and criminal checks for tenant screening. • No Smoking: Smoking is not allowed within the property. • Application Fee: There is a non-refundable application fee of $25 per adult. • Documentation: Provide copies of driver's license or other government-issued ID and social security card. Additionally, provide at least the two most recent pay stubs or other income documentation as needed. Bank statements may also be required if further income verification is needed. • Utilities: The renter is responsible for water, gas, electric, and internet bills. Tenants are required to set up and pay these bills on time. • Rental History: Must meet all rental requirements. Full tenant screening will be done on every adult over the age of 18. Proof of employment is required. • Verifiable Rental History: A verifiable rental history of 2 years or longer is required. Rental references from friends or family will not be accepted.
