Availability and applications are both at lakeside- Select the listing and click "Apply Now." What are the application requirements? Every adult 18 or older applies separately. The $50 application fee is non-refundable. We look for: - Combined gross monthly income of all leaseholders of at least 3x the monthly rent - Credit score of 650 or higher for every applicant - No balances owed to previous landlords - No evictions in the past five years Criminal history is reviewed individually, not as an automatic denial. Co-signers are accepted. A co-signer must have a 700 credit score, can't live in the unit, and completes their own application. Full criteria, including co-signer requirements, are posted at lakeside- Is the Resident Benefits Package required? No. It's optional at $27.45/month and covers pest control, resident rewards, ID protection, utility setup help, credit building, and one waived late fee per year. Do you accept Section 8 or other housing assistance? Yes. Voucher applicants are reviewed under the same criteria, with the income requirement measured against the portion of rent you pay. Are there any hidden fees? No. Beyond rent, the only costs are the application fee and security deposit, pet fees if you have a pet, and the Resident Benefits Package if you add it. Do you allow pets? Yes. Cats and dogs under 50 lbs are welcome, and breed restrictions apply. There's a $200 non-refundable pet fee, plus monthly pet rent set through your pet's PetScreening profile, which you complete when you apply.
