Tenant is responsible for all utilities (water/sewer, electricity, gas, trash/recycling services, and landscaping). The Security Deposit is only $1,895.00 for well-qualified applicants that meet our minimum requirements, however, a security deposit may increase to up to 2x the rent (i.e. 2x$1,895.00=$3,790.00). PETS: Pets are welcome on a case-by-case basis! Pets will be considered with prior approval. Pet fee/Pet rent required if approved by the owners. SMOKING: To keep the property safe and clean for everyone, no form of smoking or vaping are allowed in or on the premises. MOVE-IN COSTS: Besides the security deposit and first month’s rent/fees, there is a one-time $120 administrative new tenant admin fee that is due with first month's rent and fees. Renters insurance (including liability to landlord insurance- LLI) is required by move-in (If not provided before your move-in date, we offer a liability policy for $15/month per tenant).
