About This Home
Upper-10 Hudson Cres is a 3 bedroom (or 2bdrm+Den) that is not to be missed! Recently renovated, this lovely home has been tastefully done in pleasing and neutral colours. The house is a legal duplex located in a family neighbourhood in Central Kitchener. Each unit has its own driveway and its own outdoor space. No sharing necessary! The lawn care and snow removal will be professionally taken care of and is included in the cost of the rent. The upper unit has room to park 2 cars (not too big) in the driveway, and one in the garage. The home offers a beautiful and spacious front facing living room with a corner gas fireplace. The eat-in kitchen has ample counter space, a pantry, and a double sink overlooking the front yard. The kitchen has a fridge, dishwasher, hood fan microwave, and stove. There is a nice, stacked laundry set in the hallway. The bedrooms are all within the hall at the back of the house. The master suite easily accommodates a king/queen sized bedroom set and has a double-door closet. The 2nd bedroom is spacious and would accommodate a queen bedroom set or bunk beds. The 3rd bedroom or den is considerably smaller, and the HRV system takes the majority of that closet space up. It would be an ideal office or nursery as it can easily accommodate a crib, nursing chair, and dresser OR office furniture. The utilities in this house are all separately metered. The residents who live here will be responsible for their own hydro, water, and gas. The heating is this house is awesome – it's a trifecta of solutions! There is a high efficiency HRV system (see description below), a gas fireplace, and electric baseboard heating should you need/want to supplement with it. This 3-tiered system will be cost efficient AND means you don't share venting/air with the other unit. There is no central AC as there is no furnace ? You may bring a portable, floor AC unit and properly vent it to the windows. The successful applicant will have excellent landlord references, be able to present their income, have good/excellent credit, and be willing to add to a positive, safe, and healthy living environment. Please reply to this ad to arrange a time to see the house. We look forward to meeting you! A heat recovery ventilator (HRV) is a ventilation device that helps make your home healthier, cleaner, and more comfortable by continuously replacing stale indoor air with fresh outdoor air. New homes built since 1977 are more airtight, which helps save energy but can make the inside air stale. To complement this airtightness, modern homes use HRVs to distribute fresh air throughout the house. Recovering the heat: During the heating season, the HRV captures heat from the stale air leaving your house, and uses it to preheat the fresh air coming into your house. Similarly, an HRV can reverse this process during the cooling season, removing some of the heat from the incoming air and transferring it to the outgoing air. Goodbye pollutants: Not only does an HRV bring in fresh air, but it will also get rid of many of the pollutants in your home like excess moisture and moulds, household chemicals and bacteria.
