Elme Dulles

We moved into Elme Dulles at the end of September 2024, excited about our upgraded, two-level unit. Unfortunately, upon inspecting the apartment — which we had not seen in person beforehand — we found multiple dead and live roaches throughout the kitchen and closets. With no time to delay, we had to move in and immediately start managing the infestation. The leasing liaison apologized, claiming the issue wasn’t observed during their checks (which seems unlikely given the severity) and assured us we’d be added to the weekly pest control list. Despite weekly treatments since then, it’s now January 2025, and the problem has barely improved. We still encounter roaches almost daily. Maintenance confirmed that cosmetic defects, like a large cabinet gap we reported, require a contractor, but no updates have been provided. After our recent three-month update, management responded passive-aggressively, blaming “poor sanitation” while claiming pest control saw no activity — an insulting and disheartening response after months of patience and effort on our part. Emails from management are unsigned, leaving us unaware of who has been so dismissive. Living here has negatively impacted our mental health. We’ve spent additional money on traps and sprays, while management fails to act meaningfully. What began as excitement has become a countdown to our lease’s end. We cannot recommend living here and urge potential residents to take positive reviews with caution.

It's been over 6 months since I moved out but still haven't received my deposit. Every time I calling I get told that they will check with the manager and call me back which never happens. Update: 9 months and still being stalled. Update: Almost 1 year, management changed but I still haven't received my deposit back. All I get is we will send out the check in the next two weeks. They don't even respond to my emails anymore. Update (08/28/23): 1 year since moving out and still haven't received my deposit check. Called the leasing office multiple times but I get a standard response of "We will check with the accounting department and call back". I am still waiting for them to call me as my calls are not being answered.

This place is over run by ROACHES!!!! And garbage. NEVER NEVER live here. I get my apartment professionally cleaned twice a month and we still have ROACHES. Animals get into the garbage and they dont even clean it up. There was a time when the large garbage was so full it spilled out into the street. They don't respond to service request through the website and if you have an emergency it takes them an hour to come to your apartment. They are extremely rude. From management to maintenance they act like their doing you a favor. Never stay here seriously!!!

The maintenance crew can be very rude, the leasing office is really bad at addressing issues and follow ups. Both alway seem disinterested in helping you. The unit has a shower with really low water pressure. I put in a request for it to be fixed, it took them almost two weeks to come look at it. He basically said nothing was wrong, closed the ticket saying he replaced the shower head (which he didn’t do), then left saying it was fixed. I’m confident that the fix which would have actually worked was not as easy as replacing the shower head (most likely a valve not all the way open), so instead of being transparent and telling me, he left and gave me false confidence that it was fixed. As far as the leasing office goes, I’ve had SEVERAL issues (rental insurance verification, key fob not working after hours, incorrect fee amounts) brought to them. It seems I have to CONSTANTLY send repeat emails to get anything done. Very dissatisfied with the awful service.

Whenever I call or send an email asking for maintenance help, I know sooner get off the phone or the computer than a maintenance man is knocking at my door. Phenominal response time.

I love living at Assembly Dulles. It's quite & people & management are friendly.

I would not recommend Assembly Dulles. Amenities are standard at best. Most of the time the Trash Removal service is not being done. I would gladly have this service removed and not pay for it monthly since it is inconsistent. Parking policies especially for the visitors is poor. Huge turnover in the maintenance team and because of not having ample personnel to work. It sometimes will take over a month to fix a problem. Appliances are for the most part old or cheap and keep breaking down.

A friendly and clean community in which I live myself and would recommend it to anyone .

Great residential place to live. This community is close by to many great stores and restaurants. Maintenance is also excellent. Really recommend this area.

So far the best place I have lived and I hope to be able to enjoy my home in the coming years.

I have lived in Assembly Dulles for two and a half years now. I have enjoyed the generally quiet neighborhood, amenities like the playground, the pool, and the gym, and the apartments themselves are beautiful and spacious. I love having an in-unit washer/dryer, a balcony, a fireplace, and more. One thing I don’t love is how often my friends who are visiting have been towed, even when parked in a visitor’s spot. And the only other downside is that the prices have increased in all the apartments, so we will likely have to move next year. If rent stayed at a more fair rate, we would likely live here forever.

I would give 0 stars. Unsafe community gates are open to all anyone can enter and go no propers lights inside community. Slow maintenance when u put a request tickets it takes months to solve issues even if they are minor issues. I dont recommend this community.

I’m sure many of you have wondered the same thing. 24 hour fitness center? That’s what the FOB was for, correct? Would be convenient for residents who don’t work the regular hours of 9am-5pm. Apartments are poorly maintained and getting things fixed is a constant struggle with management. On top of that, they are ugly apartments and poorly insulated so you can hear your neighbors every movement. Barely habitable.

I enjoy living here...it is an affordable luxury experience in my opinion - I've been here since 2018 so, I guess I can't really compare. The management office is responsive as well as maintenance but I don't have any maintenance issues! :) I LOVE IT HERE??

A very poor move-in experience overall. I was very happy with the Greystar experience for over three years but this isn't how I would want to move into any of the housing properties. They do not address the move-in checklist items promptly.

Assembly Dulles was such a great experience for me & very perfect apartment for me. It's very comfortable living & very beautiful apartment. The management at the office is on top of things & friendly.

Yes please spread the word regarding poor communication by staff in the leasing office so that potential renters are warned beforehand.

Experience at Assembly Dulles has been pleasant so far. Minor issues but resolved in a timely manner.

Do not waste your time. This place has some of the worst management ever. When we moved in the ac didn’t work and it took 3 months to get that fixed. The light fixtures are constantly out and because they are special you can’t just change the bulb. They also don’t bother to tell you that you have to have a pass for visitors so your car will get towed and you’ll have to pay $180. Just don’t bother. The office staff is good but that isn’t enough of a redeeming factor.

Great place to live. Convenient to lots of restaurants, public transportation and shuttle service to metro.

Not satisfied with the overall experience. Fixing the service requests are taking more than a week to fix including Urgent issues.

Moving into assembly Dulles seemed like it would be sunshine and rainbows but its been everything but. Terrible experience, terrible staff attitude, no communication, good luck trying to get ahold of someone by phone or email within 48 hours.

I been leaving here for almost 3 years and the upkeep of the buildings are terrible. The are very dirty, the stairs, the walls. The lighting fixtures are broken or light bulbs are out. We have Valet trash pick up its so unreliable, tenants keep leaving trash on hallways even on no pick days. Lights on parking lights are out. Try calling leasing office they never pick up the phone. There are 3 different phone numbers listed no-one pickups. no answer to emails. Really poor management, personal are rude they cut you off when you are talking and not helpful. I can not for my lease to be over. I called their corporate office 3 weeks ago, still waiting for a call back

I love being a part of this community, theres a good walking space around the society and the greenery is also good.

I love the apartment but the maintenance manger is terrible!!!

Its been 5 months since I started living in these apartments. Maintenance staff are good and respond very quickly. They are also very friendly and helpful. Even though the apartment condition is bad and I had to put many maintenance requests , Since they are promptly acted upon, Im satisfied.

Ive lived here since after Covid, so I was never able o enjoy the amenities fully, yet even so, the grounds cleanliness, maintenance being quick to respond, and constant communication from management as to happenings in the neighborhood have all given this place a sense of home. :)

Great living conditions and wonderfully maintained landscapes. Centrally located to schools, shopping centers and good neighbors.

have lived there for about a month and a 1/2 and have been left w/o proper working showers (inability to use them or hot water) on 2 separate occasions w/ the minimum wait time was three days w/ the first being 4 days. There is evidence left behind that the last tenant in this unit experienced a roach problem as the unit wasn't properly cleaned. The air filter hadn't been changed for months (I can personally confidently say over a year) NOR had the ducts even been properly cleaned as we found an inch thick layer of dust and markers/crayons that had been shoved through the slits but the previous tenant kids (we don' t know these people nor should we know that they have kids but that is just my personal opinion). We found a dead bird in our fire place that was there well before we moved into the unit. 1 of the window springs doesn't work, I was lucky enough to not have my fingers smashed. Apt came fit w/ broken/stripped out appliances and or buttons. Due to lack of walk through not provided by management. Our water heater broke and when we grabbed a peek at the closet it was flooded; infested with so much rotting & MOLD and the upstairs tenants water heater is leaking onto ours rusting out the base. OH not to mention we signed a contract for a COMPLETELY DIFFERENT unit and they had no idea of the mistake they made. Their efforts to rectify the bait and switch would've been above and beyond if it weren't for the constant need to put in maintenance tickets or the constant dripping we hear throughout the day (imagine getting woken up by a drip at 5am every. single. day.) or the fact that the property manager feels NO remorse, does NOT reply to important emails and when he does it is the most basic, blunt, lack of responsibility (! get some swords they cannot legally fall on), and a complete and utter lack or sense of professionalism or hospitality (2 BIG points he is utterly missing). This review is all over the place but I wanted to mention that our first lack of working showers and hot water was ignored for 3 days and we had to threaten legal action, still no reply or communication from Marcus, the property manager, just has maintenance show up first thing the next morning after receiving that email, then proceeded to explain later to our team that he would like two months rent and notice (after leasing an apartment they don't have available or didn't even have available when we toured and having us be met with a unit w over a dozen issues on the first day).

If you like a: - Expensive apartment rent - Rude management - cockroaches - Trash smelling day and night - Bad maintenance quality Then Assembly dulles is the right place to live!

I didnt have a great move in experience. I had to raise almost 20-25 maintenance requests immediately after I moved in, even though they responded soon, it was not fair to leave a new resident an experience like this.

DO NOT MOVE!!! Worst ever apartments that I have ever lived since I moved to Virginia. The apartment’s living condition sucks. We have been living in this apartment since 1 yr and see water leakage issue for every 2-3 days In summer. Maintenance people give a new reason for every visit and the issue repeats again. Even after several service requests no proper fix is made until now. They just said it is fixed completely on Friday and once I turn on the AC the water leaks again. Maintenance guys say this is the same issue with all first floor Apartments. It is very inconvenient for us to clean up everything after a water leakage.

I would first like to say that Ive been a resident since Monday, May 25th. The entire experience I've had throughout the leasing process has made me feel like I've been at home this entire time. I owe Erica all of the praise and thanks for finding me a beautiful place to call home, and for making the entire process as seamless as possible. She was always there to answer my calls, emails, and text messages....and also shares the same attention to detail as I do. I'm so grateful for the amazing team and staff overall that continues to keep things running here at the Assembly, and I couldn't be more excited to be a part of this awesome community!

Old and expensive apartments that need full remodeling; some areas are really dirty and contaminated, lighting needs replacement and a full painting to the whole community. With some exceptions, management and customer service personnel needs public relationship training. Ahh, if you like cockroach, Assembly dulles is the right place to live.

Simply Amazing!!!

Bad experience, place need full restoration, painting, maintenance. There no enough parking spaces. Apartment need full restoration, old appliances, old carpet and maintenance team do their best to keep this apartment in a living condition. Bugs, insects everywhere and pest control is a joke. Do not come to live here, and it's expensive too.
