Great Lease Signing Experience I arrived at the leasing office with no appointment, and Lauren did not hesitate to give me a tour and show me their leasing options. Not only that, but she kept in contact with me throughout the lease signing and answered any questions I had. Lauren had the answers to everything and helped make the lease-signing process smooth. Great experience!

From time of move in: insects, rodents, backdoor that was non-functional with a hole that in two places with a draft from outside. Over 300 dollars in electricity alone because of failed weatherproofing and dilapidated structure of housing. Front door with improper sealing lead to insects and heat leakage. Every single possible quality of life aspect missing from these horribly constructed, terribly managed houses and apartments.

I just moved in, had to wait for 2 hours outside to check in. No AC for the past 8 days and no one will come and fix it

This apartment is a nightmare. In the 4 months I have lived here, my ceiling has fallen twice. Appliances have broken several times. The lock on our door died and still has not been repaired in over a month. At move in, it was dirty and smelt of smoke. We were missing furniture and was put in a basement apartment. The management team is horrific. They never answer the phones...ever. My payment has been messed up several times. They are rude and unaccommodating. The apartments are "renovated" but the quality is horrific and these buildings are very old. The wifi is extremely slow and hardly ever works. There are next to no visitor parking spaces. Our lot has several pot holes. The towing company is constantly around. I would not recommend this apartment to anyone.

I have been staying in Terrace View Apartments for more than one year. Previously they included the internet, cable and trash in the total monthly installment, I recently renewed my lease with without reading the agreement in detail as I thought I could trust them and if any major changes occur in the leasing agreement than the previous one, they would definitely let me know. But the day before yesterday when I was paying the rent for this month, I saw that I have to pay the internet, cable and trash me separately. When I tried to explain it to the acting manager (as per I as remember his name is Brady) was very rude, and even at one point raising his voice at me. He is very disrespectful. Even if there is nothing he can do about the issue, atleast a manager should know how to talk respectfully to his customers.

Terrace view may seem pretty on the outside but three times they screwed me over when resigning my lease. We’ve had significant issues with maintenance, a lot of times things aren’t fixed when you move in and because of so many students moving in at one time it takes them weeks to fix. Dont live here!!

That is the worst apartment! Very Unprofessional Management!

The management is very unprofessional with everything that they do. Every single month that I was living in this apartment complex the management lost my payment. Not one month but every single month. Every month I had to call management and tell them that I sent a check in and then they would be extremely rude to me and say they had found the check. Every month this happened, it was wasting my time and their time as well. On top of that all the apartments were disgusting with tons of dust in the vents as if the filters hadn't been changed in years. The walls had many patch ups that were very noticeable and had clearly been done by someone that is not fit for the job. There is many more things that is wrong with this apartment and I would never recommend this apartment to any friends or family. This has been the worst experience I have ever had with renting an apartment.

Bought my daughter a car over the holidays and she went straight to the office to get a sticker. Not a few hours later, her car is towed. The staff is not taking care of the kids. For the last year and half, it has been one thing after another with Terrace View... the new management is horrible and the apartments are barely cleaned or fixed. They are raising prices and they are not fixing any of the problems. It is a dump and they are both moving out of their apartments.

What we experienced when we moved in last month...filthy apartment and exteriors, trash piled up everywhere, broken locks and appliances that have still not been repaired/replaced in the last month despite repeated service requests in person and by phone. They are understaffed, staff is poorly trained and overworked and the managers should be fired because they lie and put the blame on everyone else but themselves. Could be worse, others had ceilings collapsing, toilets exploding, or arrived with their U-Haul and they didn't have an apartment even though they have a signed lease.

Like others, if I could give 0 stars I would. The management is terrible, and they make living here unbearable. We read the reviews too, and still thought we would have better luck. But it had been a fight since the beginning. - Expect 'inspections' at least once a month. - They double charged many tenants for rent in January without admitting to their own software errors, even when the issue was presented to them. - They will enter your apartment, and not leave any notice upon leaving (stated as a requirement in their lease) - They started "Upgrades" in our unit, which left 18 nails scattered across both our bedroom carpets, along with plaster and other debris. - We are now missing our entire closet door, and doorknobs across the apartment. - Tenants do not pick up after their dogs, and the management does nothing . - We rented furniture, and had to argue for it to be delivered when we moved in. After they stated they had 10 days to deliver written in the contract, which was a blatant lie. The property management does not care about you, only your rent payment. The office staff are always nice and helpful, but the property manager will refuse to take blame for the companies mistakes, instead pushing the blame onto you.

Avoid this apartment complex especially if you are going to take summer classes. They will come in and renovate your place over the summer even if you are living there while continuing to charge you full rent. Who wants to live in a construction zone? Also, they may put a perfect stranger in your apartment even if you have agreed upon roommates. Not a college friendly place to live!

I literally lived here for approximately 4 months. The day we moved in, the apartment was absolutely disgusting. The floors were sticky and dirty, walls had food splatter marks, smelled terrible, toilets and tubs dirty, etc.. Also, the private rooms did not have locks (stated in lease that we would). Although the apartment was "renovated", the floors had water damage due to a sink leak and the paint job was awful. It looked like they renovated the apartment in a rush. Maintenance wise, it took forever to get things fixed and often required me going to the main office and complain (A WHOLE LEAK TOOK TWO WEEKS TO FIX). The management is completely and absolutely deplorable. They are rude, lazy, and neglectful. My roommates were literally dealing drugs from our apartment and management did nothing. I was actually terrified. Comes to find out they fired previous management and the new one sucks even worse. They do not return phone calls or emails. When meeting with them, the lady was late, kept answering her cell phone, and helped us none. After our meeting with her, she went into her office. Another resident came in and asked to speak to her and the staff at the desk said "She is not in on Wednesdays, call and schedule for a day she is in"(WHILE SHE WAS SITTING IN HER OFFICE). Please do NOT live here. I chose to ignore the bad reviews and regret it deeply. I currently live elsewhere and continue to pay rent at terrace view because the situation was so bad.

I am in my second year living at Terrace View, and to say that I regret signing another lease here would be an understatement. The management is abominable. When I signed my first lease, the staff member helping me not only gave me false information about when our lease would start but also about where in the neighborhood we would be living. Because of their error, they ended up placing me in an un-renovated apartment even though I had signed a lease for a renovated one. It took multiple arguments to get my roommates and I placed in the type of apartment we paid for. To our surprise, our "renovated" apartment was filled with bugs and mold (both the first year I moved in and the second year I moved back in). Not only that but the floors and ceilings were cracked, and everything is broken all of the time: faucets, light fixtures, air conditioning, appliances, etc. The maintenance people are OK, but the management is consistently immature, ill-informed, and rude. When we decided to get a washer and dryer installed, it took them four months to install it (even though we had been paying for it to be there for the entirety of that period). The management does not take responsibility for their actions. These apartments are also disgusting, and the photos on the website are not even remotely accurate. The only good thing about this complex is its proximity to campus.

I've now lived here in Terrace View, near Virginia Tech, for about four months. From the day I moved in, I was turned off by a mystery fee on top of my first months rent, required to move in, that was justified as their fee for administering/setting up the utilities. Well, it was all supposed to be included in one monthly rent. That was the first red flag, it was only charged the first time, but it still didn't put a good taste in my mouth. Second, I really am a patient person, I read the overall poor reviews and just chocked it up to being the infamous bad apples who feel the need to comment, while those who enjoy their time usually do not take the time to write positive reviews. Unfortunately, most of the bad reviews I read were prophetic. They have a vastly understaffed leasing office, resulting in ridiculously long lines on an all-too-often basis. The management still has yet to return calls that were left my first month politely asking them to address a few basis things that needed to be fixed. Third, the buildings were poorly constructed. You can hear the people across the hall, those above you have the favorite footwear choices of brick flip-flops (she's a tiny girl), and the central air is prone to wake you up several times a night. Yes, some people can be loud, but you know the difference between obnoxious neighbors (who I know well, and they are not), and just a rapidly built complex preying on the huge numbers of VT students needing local housing. Being a PhD student, I am in the 'graduate student/professional' apartment building, and we're all in a different phase in our lives, there is no reason for us to have to listen to footsteps while we walk casually to the bathroom, etc. Third, they do have a great pool area and gym, and each unit comes with a large flat screen. These are easily the best features of the entire establishment. Am I one to say that those two features are enough to outweigh the neglectful/passive management, and poor buildings? No. The cable provider (AM3), has one of the worst BBB ratings I've EVER seen (didn't know that was possible to be that low), and the TV is stuck to the wall so you can't really control your living room set up. Lastly, I have three more years at the school after this year, and there is no real debate to whether or not I will be renewing my lease here at Terrace View. I won't be, all I hope is that they don't throw in another mystery fee or withhold my security deposit.
