Rated 2 out of 5?by It's Okay. I've been living here since it was built in August 2013. At first it took a little while for things to settle. The staff in the office were constantly changing. Every time I went in there it was a new person. Now it's a little better. But it looks like there is only one guy working in there now. I never see anyone else but him. The noise is not bad. The insulation is horrible. In the winter it gets so cold even with the heat on. In the summer it boils. There is no AC either. The floors are nice and easy to clean. We live in a 1bed 1bath upstairs unit and it's kinda small for what we pay. Every time we go to the pool it's always trashed. There are always kids running around and jumping in the pool and it's a mad house. I hate the fact that it closes at 9:00 too. The gym is extremely nice but very small. The tanning room is nice. When we first moved in I thought there would be more trees because it said you were supposed to feel like your living in a "park". I don't feel like that at all. There isn't even a park nearby to take your kids if you have them. There really isn't anything to do nearby outside walking distance. Besides the pool. I hope that they might be able to develop the place a little more after a few years. Things are still being built and they are still landscaping. I'm sure you could find a better deal though. Bills are not included, and we're probably not gonna stay here much longer. August 7, 2014
Rated 2 out of 5?by First Vancouver apartment experience I've lived here for 6 months since November, when many of the buildings were still being built. Now that the entire apartment community is finished and a lot of people live here, I thought I would write a review. This is my first apartment living experience in Vancouver, though I've lived in apartments in other cities. PROS: The plank flooring is great because it's really easy to clean and it looks nice. That was actually a big draw for me moving in because I can't stand carpet, and I like to be able to exercise at home on a flat surface. There is carpet in the bedroom, but my boyfriend and I are the first tenants to live in the unit (which makes the carpet less gross). A nice amount of light shines into the kitchen/living room area during the day. The apartment staff has been professional and prompt when I go into the front office to pay rent or pick up a package. I also like the central location. It's an easy drive to get to my favorite grocery stores, thrift stores, movie theaters and the library. And everything else in Vancouver isn't too far away. CONS: It's no secret that the complex appears to have been made in a hurry. Sometimes there are traffic jams at the front entrance because the driveway and front parking lot are small. Northeast 112th Ave. can be a very busy street, so it's a little scary getting in and out of the complex. One time I was stuck in my car on 112th waiting in a line of cars to get in. The community is gated. The doors in my apartment, both the back door and the front door, don't appear to be sealed well. We definitely had some insulation issues during the winter (we could feel cold air coming in through the crack in the front door) so I am worried about summer. There is no central air conditioning in these apartments, so I would have to buy my own AC unit. (Luckily, the weather is relatively mild most of the year.) There are other little things I'm noticing, such as scratches in the kitchen cabinets, which appear to be at least partially make from particle board. I can hear a lot of noise above me and outside of the apartment at night (the bedroom abuts the sidewalk). Otherwise, it's a nice-looking and comfortable apartment. That brings me to another point: These apartments are priced well above what they're worth. My one-bedroom is very small for what I'm paying. You can get a much cheaper place elsewhere and get more out of it. Utilities aren't included, so keep that in mind. If you're on a ground-floor unit you have to pay a gas bill even if you don't use the fireplace. (The gas doesn't heat anything else on the first floor.) In the summer, I imagine, that will be irritating. I think what you're paying for here is newness. April 17, 2014

Rated 5 out of 5?by My new apartment I feel the staff (Will) was excellent. Very nice community & I enjoy the pet friendly place with bags provided. I wish I could go into the park at Overlook part but the gate is locked. Hopefully down the road it will be key access so my dog can run in the park. I have enjoyed my stay & look forward to living here in the future! December 26, 2013
