Overall, with the exception of the Summer Grounds Maintenance and Winter Snow Removal, both of which need significant improvement, COACH HOUSE NORTH is truly an above average Property. For the most part the neighbors are friendly and courteous. Security is sparce, if at all existent, not that there are any known problems. Just an observation. Most of the older Units and Townhouses have been remodeled with very nice updates and upgrades. Coach House is located in the heritage area of South Kansas City's Red Bridge Development. Convenient to the major Freeways, Shopping (Grocery and CVS Pharmacy adjacent to Property#, a few mediocre Restaurants, an excellent K.C. Library Branch, and YMCA and a DeVry University Campus. The Overall Value in my view is 8 out-of-10. Expect however, annual Rent Increases, necessary or not. The local Management Team is absolutely a 9 of 10, especially Assistant Property Manager Annie Hamlin, who is ALWAYS available, friendly, helpful, gracious, professional and Tenant-Savvy, whom alone I would rate at 15 on a scale of 10 - the VERY, VERY BEST ! The
Entire In-Unit Maintenance Team is SUPERIOR ! ! Clearly they are a 10-out-of-10 rating. They are IMMEDIATELY responsive, courteous, friendly, VERY WELL trained, professional, "get it right" the FIRST time, and communicate very well whether you are at home or not. Not an easy task in an aging Property. Coach House has the expected Amenities: outdoor pool, workout room, club house and additional-charge Car Ports. The Amenities are somewhat lack-luster but adequate, with the Club House having been updated last year #2013#. Pets are permitted in the Units, of course with hefty fees and monthly upcharges. Noise levels vary. Near my Unit there is a an apartment with a barking dog, generally loose on its patio. Bothersome, especially when weather permits opening the windows. I am not a complainer, so I live with it. Please know this Review is a very honest opinion of a multi-year Tenant. The "Good News" is the Favorable parts of living at Coach House outweigh the Negatives. Just being honest here. I truly do enjoy living here, and must admit that, for its location, amenities and services #except Grounds and Snow Removal) it is impossible to duplicate the quality of living at Coach House, especially for their current rent and lease rates.

The Coach House staff did a great job of clearing snow - they worked around the clock to be sure that everyone was safe and that all the amenities were accessible. The maintenance and office staff are always available, kind, courteous and responsive.
The units are big, and most are fully remodeled. This is my first apartment in 20 years, but it won't be my last. Maintenance free living has much to offer.

I would recommend Coach House Apartments to my friends. The neighborhood is great for walking or running. There is a library, grocery store, and several small businesses within walking distance. I can easily access the highway, and the Overland Park/Lee?s Summit/Waldo areas are just a short drive. I have lived at Coach House for over two years. In that time, the office staff has been very friendly and resolved any issues that have arisen.

i have been at coach apts for 2 years and its been a great experience! The staff with annie, craig, and matt are great, but i can say that anytime i call with a question or problem annie is right on it! But my biggest praise goes to flo, the maintenance man. Whenever flo comes to your apt, he diagnosis the problem with u and he will tell if it can be fixed, if he has the parts or u will need new parts, to get the job done. Thats trully a 10 with me and my family!

I have lived at Coach House for the past four years and have enjoyed it enough to stay! Some of the best things about this property:
1. Location, location, location!
2. Close to everything in Leawood and OP and great interstate access!
3. Friendly and helpful staff.
4. Recent remodels and upgrades that have really improved the look of the property.
5. Very fair price range!
1. Older, somewhat outdated units.
2. Depending on section of property, can be noisy.
3. Parking is limited without purchasing carport.
