Rated 2 out of 5?by AD1123 Nice community w/ two arguement For the interior layout and leasing office, they are excellent! Love it! However, there're two things lower their grade from my perspective. 1. Worst parking: They have such community units but limit parking. Also notes, the parking layout is wired, gates only cover 2/3 of the assigned parking slots, and few parking slots right next to gate. 2. The system not flexible. they recently change system and notice tenet. However, process as regularly for following month. They don't consider customer's situation, when error occur. Just Don't rely on their automatically system! They expect you get all the change information without confirming and suit you right away! March 5, 2014

I lived at "eaves" for four years- under two different management companies and would have continued to live there if it wasn't for the ownership- Avalon Bay. In the four years I lived in Tustin, my rent jumped by over $500 (an average of 70% increase each year!). The claimed that it was justified by the amenities, yet they never did anything to upgrade them or my experience. I was never offered new carpet or even a cleaning. Upon moving out, they tried to double charge me for final utility bill and would not communicate with me via writing and attempted to send me to collections over $50 withing 45 days of my move out. The sad part is, the people who actually work in the office and, specifically, the maintenance team are great! I never had any issues with them directly. The maintenance team got to know my name, responded to me request quickly and helped me with bones things as I was a female living alone. I never felt they were crossing boundaries. The primary issue is, the office staff's hands are tied. Everything is controlled by corporate back in Virginia. They can't discuss rent objections or negotiate. All they can do is "run it up the food chain" which goes no where because they do not know or understand the market in full. I moved out three months ago and my unit is STILL available per their website- and they dropped the rent already by $100 online. Sad- because had they only offered that to me, I might not have moved in the first place. Save yourself the headache and frustration, stay far far away from any Avalon Bay community. There are nicer apartments with great amenities for cheaper. December 29, 2013
